Real Estate Strategy and Planning Senior Manager

Salesforce•San Francisco, CA

About The Position

The Real Estate Strategy and Planning Senior Manager is the finance lead for Salesforce’s global office portfolio strategy and a key link between Real Estate, Finance, and Transactions. The role turns real estate options into financial decisions through scenario modeling, P&L impact analysis, and return-on-investment calculations. It partners with Finance on long-range planning, budgets, forecasts, and accounting impacts, and with Transactions to advance selected scenarios into executed deals. Working with the VP of Real Estate Strategy and Planning and Finance, the role maintains a comprehensive long-range plan for the portfolio, covering footprint, cost, capital, and lease events. It also uses AI tools and platforms to accelerate modeling, analysis, reporting, and communication to leaders. The position sits within Real Estate and Workplace Services (REWS), which designs, operates, and evolves Salesforce’s work environments and experiences across more than 30 countries. This role shapes major portfolio decisions across a global footprint and works directly with senior Finance and REWS leaders.

Requirements

  • At least 5 years of experience in corporate finance, FP&A, real estate finance, investment banking, or consulting.
  • Expert financial modeling skills, including scenario and sensitivity analysis, DCF, ROI, NPV, and IRR.
  • Experience building and maintaining long-range plans or multi-year forecasts.
  • Strong working knowledge of lease economics and lease accounting, including how real estate decisions affect the P&L and balance sheet.
  • A proven track record of partnering closely with Finance teams and deal or transaction teams to deliver results.
  • Hands-on use of AI tools to accelerate modeling, analysis, and reporting and reduce manual work.
  • Experience building business cases and recommendations for senior executives.
  • Ability to lead cross-functional work and influence stakeholders across Finance, Accounting, Transactions, and operating teams.
  • Ability to think strategically while remaining hands-on and detail-oriented in a fast-paced, ambiguous environment.
  • Bachelor’s degree in Finance, Accounting, Economics, or a related field.

Nice To Haves

  • Corporate real estate experience, ideally with a multi-country or global office portfolio.
  • Experience supporting real estate transactions, such as lease negotiations, renewals, exits, or dispositions.
  • Experience building KPI frameworks, dashboards, and interactive tools in BI and AI platforms such as Tableau.
  • Experience building AI-powered or automated finance workflows.
  • MBA, CPA, or CFA.

Responsibilities

  • Serve as the main Real Estate partner to FP&A, Controllership, and Accounting; align on assumptions, budgets, and quarterly outlooks, and ensure real estate impacts are reflected accurately in company plans and forecasts.
  • Partner with the Transactions team from scenario development through signed deal; model deal terms, assess proposals against the business case, and provide financial guidance for negotiations.
  • Build and maintain a comprehensive long-range plan for the global portfolio with the VP of Real Estate Strategy and Planning and Finance, covering footprint, cost, capital, and lease events.
  • Build and own financial models for portfolio scenarios, including consolidations, expansions, exits, relocations, renewals versus new deals, and footprint optimization.
  • Quantify P&L, cash flow, capex/opex, and balance-sheet impacts; calculate ROI, NPV, IRR, and payback to compare options and recommend a course of action.
  • Apply lease-accounting knowledge in collaboration with Accounting so scenario outputs reflect the reported impact of decisions such as exits, renewals, and early terminations.
  • Develop the REWS portfolio scorecard and metrics with Finance, monitor results, and lead root-cause analysis when metrics change.
  • Lead the prioritization and end-to-end delivery of high-visibility strategic initiatives, with accountability for outcomes.
  • Use AI tools and platforms to build and stress-test scenario models, automate recurring reporting and lease-data analysis, draft executive summaries and presentation materials, and identify workflows for AI or automation.
  • Build dashboards and interactive scenario tools that enable leaders to explore financial tradeoffs and portfolio metrics.
  • Write and edit complex analyses, presentations, and recommendations for senior leadership, and represent REWS with internal and external stakeholders.
