About The Position

Responsible for final review of mortgage loan information, preparing closing documents, funding the file accurately and sending closing documents to the closing attorney. Closer is also responsible to check the file for quality control from the precloser. Once the closer has prepared figures the file is to be reviewed by a teammate to confirm accuracy of the file prior to signing.

Responsibilities

  • Managing a pipeline of purchase and refinancing files scheduled to close with the firm.
  • Working collaboratively with teammates in all internal departments to provide world class service and a positive closing experience to our clients.
  • Balancing, funding, and disbursing the file once the closing is completed and the lender has given the clearance to fund.
  • Keeping the software file updated with communication, file status updates, and notes.
  • Working closely with the Buyer's Lender to receive and organize the closing package for closing and handing that off to the Attorney that is conducting the closing.
  • Communicating with lenders and other parties in a positive, friendly, and helpful way.
  • Performing independently, taking ownership of delegated tasks.
  • Reviewing approved mortgage loans to determine conditions that must be met prior to closing.
  • Ensuring mortgage loans are funded accurately and in a timely manner.
  • Adhering to the deadlines required to close in a timely process.
  • Confirming legal documents to be recorded are accurate and total cost to record is collected at closing.
  • Reviewing all preclosing documents for accuracy and confirming documents are up to date, including HOA letters, Taxes, Termite, HBW, Lender documents, Title Examination and Commitment of Title and is appropriately reflected on the Closing Disclosure.
  • Working closely with preclosing staff and attorneys coordinating title clearance; all title requirements to be cleared prior to closing.
  • Ensuring payment in full and cancellation of all liens against the property, including, but not limited to, payoff of mortgage, loans, HOA, FIFA’s, taxes, outstanding utility bills, etc.
  • Ensuring that all items being paid at closing is calculated with per diem past closing date and shifts accordingly.
  • Confirming receipt of all incoming funds from borrower and lender. Copies to be saved to the file.
  • Confirming outgoing funds for payoffs, seller proceeds, and all checks cut for disbursements, along with internal ledger transfers. Confirmations and/or copies to be saved in the file for auditing purposes.
  • Notifying Precloser when closing statement is ready to send out to parties.
  • Contacting Attorney with issues related to money and/or document preparation.
  • Requesting title policies (owners and lenders) from the JV team or Policy team.
  • Dealing with EMD - Apply EMD to file/cut return EMD with T&R.
  • Sending seller mail away closing packages.
  • Assisting Attorney/remote office with funding, table closing issues (they contact Closer for closing statement corrections and notifications of wire disbursements).
  • Sending signed closing statements/confirmation of disbursement to parties not in attendance to closing.
