Real Estate Financial Analyst

Cabrera Capital•Chicago, IL
•$80,000 - $100,000

About The Position

Cabrera Capital Partners is a national real estate development and investment platform that works with institutional capital and local stakeholders to source and execute opportunities across multiple real estate sectors. The Real Estate Financial Analyst is a core contributor to sourcing, underwriting, and executing deals, working directly with senior leadership across the transaction lifecycle—from initial market screening through investment committee approval and into asset management. The role is fast-moving and intellectually demanding, with significant visibility and immediate impact in a small team. The analyst builds and reviews cash flow and investment return models across property types and capital structures, researches markets and properties, supports transactions through closing, and contributes to property-, joint venture-, and portfolio-level financial analysis and reporting. The role also develops investment committee and investor materials and communicates financial and market analysis as clear, decision-oriented narratives. It operates with a high degree of autonomy, applying judgment to underwriting assumptions, analytical framing, and recommendations for senior leadership.

Requirements

  • Bachelor’s degree in finance, real estate, economics, or a related analytical field.
  • 2–4 years of experience at an institutional real estate firm, such as an investor, owner, operator, developer, REPE firm, REIT, or institutional advisory firm.
  • Demonstrated experience owning financial models, rather than only populating templates.
  • Advanced Excel skills, including dynamic model-building and building models from scratch.
  • PowerPoint fluency and ability to create clear, well-structured presentations that communicate analysis and recommendations.
  • Strong written communication skills, demonstrated through analytical memos, emails, and presentation materials.
  • Sound judgment and ability to identify key insights, prioritize relevant information, and filter out noise in data and discussions.
  • Resourcefulness and self-direction, including the ability to find answers independently.
  • Intellectual curiosity about markets, capital flows, and the drivers of real estate value.
  • Comfort operating in ambiguous environments and building processes where none exist.
  • Persistence and follow-through to complete work without close oversight.

Nice To Haves

  • Ability to automate repetitive analytical tasks using Python, VBA, or an equivalent tool.
  • Active use of AI tools to accelerate research, drafting, and analysis while balancing their use with independent thinking.
  • Exposure to multiple property types and full-cycle transaction experience through closing.
  • CFA candidacy, an MSRE, or an MBA.

Responsibilities

  • Build and own complex cash flow models across industrial, multifamily, student housing, and mixed-use properties.
  • Develop, review, and stress-test operating pro formas and investment return models, including IRR, equity multiple, and cash-on-cash returns, across a range of capital structures.
  • Sensitize key assumptions such as rent growth, vacancy, cap rates, construction costs, and financing terms, and translate results into investment conclusions.
  • Support debt and equity structuring analysis, including joint venture and waterfall modeling.
  • Conduct primary and secondary market research using institutional data platforms, site visits, broker conversations, and local market intelligence.
  • Synthesize research into written investment theses and underwriting memoranda with a defined point of view.
  • Track sector, submarket, and competitive trends and maintain comparable and benchmarking analyses.
  • Support transactions from initial screening through LOI, due diligence, and closing.
  • Prepare investment committee materials, including executive summaries, underwriting exhibits, risk assessments, and recommendation frameworks.
  • Coordinate with third-party consultants, brokers, lenders, and legal counsel during diligence and closing.
  • Maintain pipeline tracking, deal logs, and internal investment databases.
  • Analyze property- and JV-level financial performance, comparing underwriting assumptions with actual and forecast results.
  • Analyze and communicate deal cash flows and partner economics, including sources and uses of capital across CCP and its partners.
  • Prepare property-, JV-, and portfolio-level reporting that explains performance, returns, and variances to plan for internal and external stakeholders.
  • Build polished investment decks and investment committee approval materials.
  • Communicate complex financial and market analysis through clear, decision-oriented narratives for senior leadership and external stakeholders.
  • Support preparation of LP reporting, investor communications, and capital-raising materials as needed.
