About The Position

Rimkus' Due Diligence practice is seeking a Property Condition Assessment (PCA) Consultant to support our growing equity due diligence business. This role performs on-site building assessments and prepares PCA reports for institutional investors, lenders, and property owners to evaluate property condition, identify risks, and quantify capital expenditure needs. This is a field-and-report role, combining site inspections with technical analysis and reporting. The Consultant conducts site walks, evaluates building systems and conditions, and translates findings into clear, defensible reports that directly inform client capital planning and investment decisions.

Requirements

  • Demonstrated experience preparing or contributing to PCA, BCA, or FCA reports, including capital reserve/replacement cost forecasting
  • Comfortable performing fieldwork in varying conditions, including roof access, crawlspaces, ladders, and mechanical rooms
  • Strong written communication skills, with the ability to translate field observations into clear, client-ready findings
  • Proficiency in Microsoft 365 tools, including Outlook, Excel, SharePoint, and Teams
  • Ability to manage multiple assignments and work independently with limited supervision
  • Effective verbal and written communication skills
  • Ability to travel up to 50–60%
  • Understanding of building system operation, typical life expectancies, and common repair/replacement strategies, with ability to translate findings into capital planning inputs
  • Working knowledge of building systems, including structural, building envelope, MEP, and fire protection systems, and their general operation and maintenance
  • Familiarity with national model building codes and standards (ICC Codes), National Electrical Code (NEC), and applicable life safety systems (e.g., NFPA 72), with ability to interpret local jurisdictional variations
  • Bachelor’s degree in Engineering, Architecture, Construction Management, or a related field, or equivalent combination of education and relevant experience
  • Minimum of 3 years of experience in commercial building condition assessments, with working knowledge of structural systems, building envelope, and MEP systems
  • Ability to perform fieldwork in a variety of environments, including walking large sites, accessing roofs, and navigating mechanical spaces
  • Position is exempt and may require occasional extended hours to meet project deadlines
  • Valid driver’s license required

  • Experience with Quire technical report writing software
  • Experience with project management platforms (e.g., Asana)
  • Relevant technical certifications, training, or coursework (e.g., BCxP, CEM, or similar)
  • Engineer-in-Training (EIT/EI) or Professional Engineer (PE) licensure, or progress toward licensure, preferred

Responsibilities

  • Conduct on-site Property Condition Assessments (PCAs) across a variety of property types (multifamily, industrial, retail, office, hospitality) in accordance with ASTM E2018-24 standards
  • Evaluate structural systems, building envelope and roofing, MEP systems, fire and life safety systems, and site improvements
  • Observe and comment on general compliance considerations, including accessibility (ADA)
  • Perform inspections in accordance with project scope and client requirements
  • Document conditions with representative photographs and detailed field notes
  • Review available property documentation, including maintenance records and capital plans
  • Interview property managers and on-site personnel to gather condition history and capital improvement information
  • Identify and evaluate observed deficiencies, deferred maintenance, and life-cycle considerations, including anticipated repair and replacement needs
  • Prepare PCA reports that meet client, lender, and agency requirements within established timelines
  • Develop Immediate Repair Needs (IRNs) and Replacement Reserve cost estimates, including multi-year capital expenditure (CapEx) tables
  • Support and participate in internal QA/QC review processes
  • Manage multiple concurrent assignments and meet defined deadlines
  • Coordinate with internal project management and scheduling teams to confirm site access, timelines, and deliverable requirements
  • Support proposal inputs and scope development as needed
  • Collaborate with environmental (ESA), structural, and MEP specialists on multi-scope engagements
