About The Position

Responsible for supporting company store and distribution center maintenance and capital expenditure activities. This role involves supporting facility managers, real estate managers, and construction managers, coordinating repairs and maintenance with service providers, and managing lease documentation. The analyst will interface with various internal teams to ensure critical repairs are executed, process invoices, and manage capital spend for existing locations. A key part of the role includes updating a project management database, maintaining vendor relationships, and analyzing budget versus actual expenditures. The position also requires conducting ad hoc analysis and performing other real estate tasks as directed.

Requirements

  • Bachelor’s degree or equivalent work experience required.
  • 3-5 years previous experience in commercial and/or retail real estate and/or construction environment.
  • Ability to multi-task between multiple projects, meet schedules, deadlines and determine work priorities.
  • Must possess strong communication skills and the ability to present complex and detailed analysis.
  • Experience with CMMS systems or similar productivity tracking programs, including FEXA and UpKeep.
  • Clear understanding of Leasing Agreements and fundamental Commercial Real Estate terminology.
  • Possesses strong communication skills and ability to collaborate under time constraints to effectively interface with managers, colleagues and direct reports and all external relationships.
  • Demonstrated customer service and negotiation skills.
  • Proficient with Microsoft Suite including Word, Outlook, and Excel.

  • Previous experience with real estate databases strongly preferred.

Responsibilities

  • Provide support for facility managers, real estate managers and construction managers.
  • Coordinate and manage facility repairs and maintenance by working with service providers, vendors, and contractors to ensure timely, cost-effective repairs and maintenance.
  • Review location specific lease documentation to ascertain responsible party and coordinate necessary landlord notifications with lease administration and transaction teams.
  • Interface with store operations, supply chain team and other internal stakeholders to execute critical or emergency repairs to avoid downtime.
  • Process all project related invoices and closing out projects 90 days after project completion.
  • Request quotes and execute capital spend for existing locations.
  • Update project management database with critical dates and information received from real estate and construction project managers.
  • Maintain positive vendor relationships and assist with past due invoices or statement clean-ups with accounting.
  • Maintain budget versus actual analysis on expenditures.
  • Conducts ad hoc analysis quickly with high degree of accuracy.
  • Performs other real estate tasks as directed.
