Real Estate Analyst - Tax Credit Equity

About The Position

This Real Estate Analyst will support Berkadia Affordable Tax Credit Solutions in facilitating complex commercial mortgage transactions and may assist with marketing efforts and borrower interactions throughout the underwriting process.

Requirements

  • Proficiency in Microsoft Office, including advanced skills in Excel, PowerPoint, Word, and Outlook; experience with tools such as pivot tables, chart formatting, and presentation animation preferred.
  • Strong organizational and multitasking abilities, with the capacity to manage competing priorities in a fast-paced environment.
  • Excellent verbal and written communication skills, with the ability to engage effectively across all levels of an organization.
  • Experience interfacing with customers and building professional relationships.

Responsibilities

  • Assist with preparing comprehensive equity investment submission packages, including underwriting narratives, financial analyses, investment recommendations, and supporting documentation.
  • Analyze project feasibility, including development costs, financing structure, tax credit allocation assumptions, operating projections, reserve requirements, and projected investor returns.
  • Assist with responding to investor, syndicator, and internal stakeholder inquiries by researching, analyzing, and providing additional information as required.
  • Coordinate the engagement, review, and approval of third-party reports and due-diligence materials, including market studies, environmental reports, physical needs assessments, and background searches.
  • Perform in-depth analyses of comparable properties to evaluate market rents, achievable restricted rents, occupancy, operating expenses, and competitive positioning.
  • Evaluate draft third-party reports and due-diligence findings, identify material risks or inconsistencies, coordinate necessary revisions, and support final approval.
  • Review sponsor, guarantor, developer, property manager, and other key-party financial and organizational information as part of the credit and sponsor due-diligence process.
  • Support transaction tracking and pipeline management by maintaining accurate data, underwriting status updates, and key milestone information in internal systems.
  • Conduct financial analyses, including cash flow modeling, tax credit equity pricing, investor yield calculations, sensitivity analyses, and operating pro forma evaluations.
  • Participate in property inspections, site visits, and transaction closings to support due diligence and execution.
  • Monitor transaction conditions, closing deliverables, and funding requirements to help ensure timely and accurate transaction execution.
  • Other duties as assigned.
