About The Position

A&D Mortgage is seeking a Real Estate Accounting Manager to oversee the accounting, financial reporting, lease accounting, tenant billing, CAM reconciliations, budgeting, and financial administration of the company's commercial real estate portfolio. You will serve as the primary finance business partner for company-owned real estate assets and will be responsible for ensuring accurate rent invoicing, operating expense allocations, CAM recoveries, property budgeting, financial reporting, and accounting compliance. The role will work closely with internal Finance leadership, property managers, tenants, external accountants, and lenders.

Requirements

  • Bachelor's degree in Accounting, Finance, or a related field.
  • 5+ years of accounting experience, including at least 3 years in commercial real estate accounting.
  • Strong knowledge of commercial lease accounting.
  • Strong knowledge of CAM reconciliations.
  • Strong knowledge of property tax recoveries.
  • Strong knowledge of accrual-based accounting.
  • Strong knowledge of budgeting and forecasting.
  • Advanced proficiency in Microsoft Excel.

Responsibilities

  • Maintain complete accounting records for all real estate entities.
  • Record and reconcile all property-related transactions.
  • Prepare monthly and quarterly property financial statements.
  • Perform bank reconciliations and balance sheet account reconciliations.
  • Maintain fixed asset and depreciation schedules.
  • Prepare accounting entries related to real estate operations.
  • Support month-end, quarter-end, and year-end close processes.
  • Assist with annual audits and tax reporting.
  • Maintain lease abstracts for all tenant agreements.
  • Track lease commencement dates, expirations, renewals, and rent escalations.
  • Ensure proper implementation of lease terms within tenant billing schedules.
  • Calculate annual rent increases and other contractual adjustments.
  • Review leases and amendments for accounting and financial implications.
  • Maintain schedules of rent receivables, security deposits, and deferred rent balances.
  • Prepare monthly tenant invoices.
  • Bill and reconcile: Base Rent, Additional Rent, CAM Recoveries, Property Taxes, Insurance Recoveries, Utilities, Other Lease Reimbursements.
  • Monitor tenant receivables.
  • Follow up on outstanding balances.
  • Reconcile tenant accounts.
  • Support resolution of billing disputes.
  • Prepare annual CAM budgets.
  • Calculate tenant-specific reimbursement percentages.
  • Track actual operating expenses against budget.
  • Maintain detailed CAM supporting schedules.
  • Prepare annual CAM reconciliations.
  • Calculate tenant overpayments or deficiencies.
  • Support tenant requests regarding CAM calculations and supporting documentation.
  • Analyze operating expense categories commonly included in CAM calculations, such as utilities, janitorial expenses, insurance, repairs and maintenance, management fees, contract services, and property taxes.
  • Assist Property Manager in developing annual property operating budgets.
  • Forecast: Rental income, CAM recoveries, Property taxes, Insurance, Utilities, Repairs & maintenance, Capital expenditures.
  • Prepare monthly budget-to-actual variance analyses.
  • Assist management with cash flow forecasting for real estate assets.
  • Track mortgage payments and lender requirements.
  • Monitor property tax assessments and payments.
  • Support annual insurance renewals.
  • Maintain schedules required for lenders, auditors, and management.
  • Assist with financial due diligence related to acquisitions and refinancing.
