Quantity Surveyor - Semiconductor

MSR-FSRTaylor, TX
Onsite

About The Position

The Quantitative Surveyor (QS) for MEP systems ensures strict financial control over semiconductor tool hookup projects. This role validates installation quantities of unit rate invoices to prevent overpayment and ensure audit readiness. The scope involves integrated MEP & Process Systems within a high-density auditing environment, managing between 1,500 and 4,500 individual components per semiconductor tool. Responsibilities include validating heavy industrial process infrastructure, specialized gas and chemical delivery systems, process exhaust networks, and electrical & infrastructure hookups within an active mega-fab environment.

Requirements

  • Strict financial control over semiconductor tool hookup projects.
  • Validate installation quantities of unit rate invoices.
  • Prevent overpayment and ensure audit readiness.
  • Manage field walkdowns containing between 1,500 and 4,500 individual components per semiconductor tool.
  • Validate heavy industrial process infrastructure including chilled water, hot water, compressed air, vacuum, and process cooling water (PCW).
  • Audit specialized Ultra-High Purity gas lines, toxic gas systems, bulk gas distribution, inert spec gas installations, gas boxes, and valve manifold boxes (VMBs).
  • Audit complex exhaust networks including general, acid, solvent, and toxic exhaust systems across cleanrooms, fabs, and sub-fabs.
  • Validate heavy electrical setups including cable trays, raceways, busway systems, sub-panels, ultra-pure water (UPW) lines, and final power modules.
  • Oversee concurrent installations across multiple tool sets within an active mega-fab environment.
  • Check against construction drawings, isometric diagrams, and 3D design models.
  • Physically verify MEP installations inside cleanroom sub-fabs, fabs, and interstitial spaces.
  • Inspect high-purity piping, specialty gas lines, UPW, exhaust ducts, and electrical raceways.
  • Cross-reference physical progress reported by mechanical and electrical contractors.
  • Manage unit rate contracts.
  • Enforce strict billing compliance with agreed-upon pricing structures.
  • Check installed items against the contract Bill of Quantities (BOQ).
  • Perform detailed take-offs to verify material and labor adjustments.
  • Resolve disputes regarding installation complexities using contractually defined rules.
  • Issue financial status reports.
  • Track variances, contingency usage, and contractor recording accuracy.
  • Achieve zero variance between certified quantities and verified field installations reconciliation.
  • Validate and process progress claims within contractually mandated timelines.

Responsibilities

  • Audit quantities against construction drawings, isometric diagrams, and 3D design models.
  • Conduct field walks to physically verify MEP installations inside cleanroom sub-fabs, fabs, and interstitial spaces.
  • Verify hookup components including high-purity piping, specialty gas lines, UPW, exhaust ducts, and electrical raceways.
  • Reconcile completed work by cross-referencing physical progress reported by mechanical and electrical contractors.
  • Manage unit rate contracts, enforcing strict billing compliance with agreed-upon pricing structures.
  • Validate contractor claims by checking installed items against the contract Bill of Quantities (BOQ).
  • Assess change orders by performing detailed take-offs to verify material and labor adjustments.
  • Enforce measurement rules and resolve disputes regarding installation complexities using contractually defined rules.
  • Issue financial status reports, tracking variances, contingency usage, and contractor recording accuracy.
