About The Position

CYM Living is seeking a dependable and detail-oriented Punch Technician to join their maintenance team. The primary responsibility of this role is to prepare vacant units for incoming residents by performing painting, cleaning, and basic repairs after move-out. The Punch Technician will escalate larger repair issues to the Maintenance Supervisor to coordinate further internal work or contractor scheduling. A strong commitment to quality workmanship, consistency, and meeting turn timelines is essential for success in this position.

Requirements

  • 1-2 years of experience in painting, drywall repair, cleaning, or general maintenance; unit turn or make-ready experience preferred.
  • Working knowledge of interior painting, patching and drywall repair, and basic plumbing, electrical, and appliance repairs.
  • Ability to consistently meet turn quality standards and timelines (team goals: 16 hours per turn and 14 days to complete a unit turn).
  • Comfortable using a smartphone or tablet to document work orders, upload photos, and record time.
  • Strong attention to detail and the ability to work independently and as part of a team.
  • Ability to lift up to 50 pounds, climb ladders, and stand, bend, and kneel for extended periods.
  • Valid driver’s license and reliable transportation.

Responsibilities

  • Paint, clean, and perform basic repairs on vacant units after move-out to prepare them for the next resident.
  • Escalate larger repairs to the Maintenance Supervisor so additional internal work or outside contractors can be coordinated.
  • Maintain a high quality of work - no additional repairs or cleaning should be needed once a work order is closed, unless a larger issue has been communicated to the supervisor.
  • Gather the supplies needed each day for the active turn list, and inform your supervisor before the daily cutoff time of any supplies needed.
  • Take photos of each unit before and after turning it and upload them to the corresponding work orders.
  • Input time on all work orders worked and close out turns as they are completed.
  • Verify weekly that hours are correct and that all turns closed during the week reflect the correct status in Yardi.
  • Notify your supervisor when running low on paint or other commonly used supplies.
  • Maintain accurate time card punches and be prepared to start work at your scheduled start time.
  • Complete trash-outs as necessary and assist with snow removal in the winter as instructed by your supervisor.
  • Follow all safety regulations and protocols to maintain a safe working environment.
  • Comply with all company policies, local laws, and Fair Housing regulations.
