About The Position

The Property Preservation Conveyance Specialist is responsible for managing a portfolio of approximately 150 loans, serving as the primary liaison between investors and vendor partners to oversee property preservation, inspections, and the successful on-time conveyance of assets. Your goal is to mitigate risk, control costs through diligent photo audits, and ensure all properties meet strict investor and HUD guidelines.

Requirements

  • High School diploma or GED equivalent required
  • Minimum 5 years in Mortgage Servicing, Property Preservation, or FHA Conveyance is required.
  • Proficiency in MSP (ICE) is highly preferred.
  • Comprehensive understanding of FHA/HUD preservation guidelines and platforms is required
  • Strong ability to perform photo audits and identify discrepancies in repair bid scopes is required
  • Excellent verbal and written skills for negotiating with vendors and collaborating with internal teams preferred.

Responsibilities

  • Manage an active portfolio of 150 loans, ensuring all preservation and inspection services are ordered and tracked.
  • Act as the central liaison for investors and third-party vendors.
  • Monitor daily First Time Vacant (FTV) reports to order initial secures and ensure completion within investor timelines.
  • Process vendor cancellations and update the MSP Property Preservation template promptly.
  • Ensure the successful, on-time conveyance of all FHA loans, adhering to specific HUD requirements.
  • Monitor loans under CWCOT (Claim Without Conveyance of Title) program to file necessary conveyance extensions.
  • Review all Over Allowable (OA) submissions, providing necessary supporting documentation to secure approvals.
  • Conduct photo audits on all completed work orders to verify that vendors are utilizing "allowable" services effectively.
  • Review FTV inspection reports and photos to identify and document property concerns early in the process.
  • Audit bid work to ensure costs are controlled and repairs are necessary and completed as requested.
  • Coordinate all repairs required for conveyance, ensuring work meets the proper scope and quality.
  • Partner with the Escrow Team and third-party insurance vendor to file and track insurance claims for insurable, surchargable, or emergency damage.
  • Monitor daily damage reports; escalate and document emergencies immediately to protect the asset from further depreciation.
  • Monitor the weekly Sale Held Report and coordinate vendor actions to align with updated sale dates.
  • Maintain documentation of all preservation activities per investor and regulatory guidelines.
  • Performs other duties as assigned
