The Property Manager serves as a business leader responsible for resident customer service, property operations, leasing, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. This role involves managing the daily operations, team members, activities, and resources to meet budgeted financial and operational goals, while ensuring compliance with company policies, Fair Housing, ADA, FCRA, and other relevant housing regulations.

Requirements

  • High school diploma or GED.
  • Minimum of one to two years’ experience as a multi-family LIHTC property manager.
  • Working knowledge of OneSite or other property management software.
  • Reliable transportation, auto insurance, and a valid driver’s license.
  • Proven ability to market properties.
  • Strong communication and customer service skills.
  • Must have HUD/LIHTC experience.

Nice To Haves

  • CAM, ARM, or CCRM certification.
  • Bilingual or multilingual skills.

Responsibilities

  • Manage day-to-day operations, including regular property inspections, maintenance of vacant units, and long-range capital improvements planning.
  • Ensure daily deposit and recording of all monies received, and adherence to proper bookkeeping procedures.
  • Compile weekly/monthly property status reports and promptly respond to resident concerns, comments, and complaints.
  • Prepare move-in paperwork, keys, and remotes for new residents, and maintain a professional, clean, and well-staffed office environment.
  • Inspect make-ready apartments prior to move-in and maintain/create a resident renewal program to encourage retention.
  • Foster a sense of community at the property while adhering to the policy of non-fraternization.
  • Manage property maintenance with the assistance of the maintenance team, evaluating timely completion of work orders.
  • Maintain compliance with required permits for property operation (e.g., pool, elevator) and monitor utility usage.
  • Approve and submit invoices for payment in a timely manner, maintaining accurate records of property transactions.
  • Complete variance reports and other weekly financial reports.
  • Ensure timely collection and daily posting of rent and other charges.
  • Manage the proper legal notices, deadlines for eviction filings, writs, and court hearing attendance.
  • Ensure compliance with community policies and lease agreements, responding to violations and communicating with residents.
  • Assess move-out apartment conditions and ensure final account statements are sent with final disposition.
  • Immediately inform and refer any liability claims, legal complaints, or other violations to the Regional Manager and/or corporate office.
  • Create, mentor, and manage a cohesive property management team in accordance with policies.
  • Coordinate orientation and ongoing training programs for property staff, including new hire safety orientation and annual safety training.
  • Complete performance reviews for staff and make recommendations for salary increases and/or advancement.
  • Manage time off for the property management team and submit payroll for processing.
  • Coordinate with the maintenance supervisor, attend monthly safety meetings and training, and monitor the use of proper safety precautions.
  • Follow company procedures and report workers’ compensation issues and/or employee incidents immediately.
  • Understand the market and sub-market factors impacting property occupancy and income.
  • Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents.
  • Supervise the leasing team to ensure the property is rented to its fullest capacity.
  • Perform other duties as assigned or requested to support property operations.
