About The Position

We are seeking an experienced and dynamic Property Manager to oversee the daily operations of our Knox Street portfolio. This is a high-impact, hands-on leadership role requiring a seasoned professional who can manage all aspects of a premier luxury retail property — from tenant relations and vendor oversight to financial reporting and lease administration. The ideal candidate brings both operational excellence and a client-service mindset.

Requirements

  • Minimum of 5+ years of property management experience with mixed-use or retail properties.
  • Proficiency in Microsoft Word, Excel, and Yardi property management software.
  • Exceptional organizational skills with strong attention to detail.
  • Outstanding interpersonal and communication skills, both oral and written.
  • Self-motivated, proactive, and capable of independently prioritizing tasks in a fast-paced environment.

Responsibilities

  • Coordinate and oversee all daily operations of approximately 100,000+ square feet of luxury and contemporary retail space in the Knox Street area.
  • Conduct weekly property inspections with meticulous attention to detail; identify repair and replacement needs and provide written reports.
  • Coordinate and supervise third-party vendors including landscape, valet, maintenance, electrical, plumbing, HVAC, roofing, fire alarm, security, sweeping, trash disposal, cable, and telecom contractors.
  • Supervise support staff including property administrator, maintenance personnel, vendors, and Security team.
  • Maintain positive, proactive relationships with all tenants; respond promptly to requests and resolve issues as they arise.
  • Serve as liaison between property ownership and tenants, as well as with neighboring property representatives.
  • Administer all lease provisions and communicate with legal counsel on new leases, amendments, terminations, and tenant matters.
  • Support tenant finish-out work as relevant, including obtaining plan approvals and managing interactions with architects, in-house design and construction teams, general contractors, and subcontractors.
  • Oversee tenant move-ins and move-outs.
  • Budget and monitor property expenses; code invoices as relevant for the budget, identify and implement cost-saving measures where appropriate.
  • Approve all budgeted property expenses monthly; analyze monthly financial statements and annual budgets in collaboration with the accounting team and management staff.
  • Responsible for variance explanations, in additions to accruals and forecasting.
  • Monitor rent collections and initiate appropriate follow-up action as needed.
  • Prepare and deliver monthly property reports to Senior Leadership for ownership review.
  • Attend weekly meetings with the management team and provide written property updates covering maintenance, receivables, and tenant matters.
  • Liaise with the City of Dallas and the PID Board on all relevant matters.
  • Schedule all required tenant inspections with the Texas Department of Licensing and Regulation; follow up on repairs and re-inspections as required.
  • Oversee any abatement work and ensure proper paperwork is filed with the State of Texas.
  • Collaborate with the Marketing Department on special events at the property and assist with on-site implementation.
  • Interact with senior leadership and follow through on ownership requests in a timely and professional manner.
