About The Position

Mercy Housing is seeking a Property Manager to lead operations at Astraea at Loretto Heights, a new multi-family affordable housing community in Denver. This on-site position requires strong leasing experience and involves providing leadership to site staff, directing building operations, managing customer service and resident relations, overseeing the property budget, handling rent collections, and guiding maintenance priorities. Mercy Housing is a mission-driven organization focused on creating homes, hope, and opportunity through affordable housing and inclusive communities. Requirements

  • High school diploma or equivalent.
  • Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
  • Experience being accountable for financials.
  • Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
  • Legally operate a motor vehicle (valid driver's license).
  • Comprehend and communicate in the English language both orally and in writing.
  • Proficient with Microsoft Office.

  • Leasing experience is critical to success.
  • Bilingual skills in Spanish/English.
  • Professional certification in property or affordable housing management.
  • Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Responsibilities

  • Provide leadership to site staff.
  • Direct building operations.
  • Manage customer service and resident relations.
  • Oversee property budget management.
  • Handle rent collections.
  • Lead leasing efforts.
  • Ensure compliance with regulatory requirements.
  • Provide guidance on maintenance priorities.

  • Manage property operations and identify opportunities for cost savings.
  • Regularly review and control property expenses.
  • Drive performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.
  • Monitor and ensure compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.
