This position is responsible for the successful marketing, leasing, and retention at their assigned community. The Property Manager will supervise and collaborate with one or two maintenance employees to achieve property goals, provide guidance, prioritize tasks, and ensure timely completion of maintenance and operational needs. They will foster a cohesive working relationship to maintain a well-functioning property and be the primary point of contact for all resident inquiries, concerns, and maintenance requests, building positive relationships to drive satisfaction and retention. The role involves managing lease renewals, implementing strategies to maintain high occupancy, and managing online reviews to ensure a positive digital presence. Routine inspections will be conducted to ensure the property is well-maintained and presentable. The Property Manager will coordinate with the maintenance team and vendors to complete preventative maintenance, repairs, and unit turnovers promptly, and address emergency maintenance issues efficiently. They will assist the Regional Manager with capital expenditure planning and tracking, and coordinate with vendors and contractors for capital expenditures to ensure work is well executed and on schedule. The role requires meeting and exceeding budgeted NOI, monitoring market rents daily for steady rent growth, overseeing rent collection and managing delinquencies, including legal follow-ups. The Property Manager will prepare and adhere to property budgets, providing regular updates on financial performance and preparing weekly & monthly financial reporting. Cost-saving strategies will be implemented while maintaining property standards. Coordination with corporate accounts payable for invoicing and processing of property bills, and overseeing third-party billing and collection for utilities, pet administration, insurance, etc., will be required. Regular audits of lease charges will ensure accurate billing and collection. Marketing efforts, including property website, online listings, and social media campaigns, will be handled to attract new residents. Property tours, lease signings, and maintaining accurate digital and physical records are key responsibilities. Occupancy trends will be monitored, and leasing strategies adjusted to meet goals. Lease expirations will be monitored, and renewals sent out timely. Audits of marketing efforts will ensure accuracy and attractiveness of digital and physical assets. Organized, up-to-date records for residents, vendors, and property operations must be maintained. Compliance with Fair Housing laws and other applicable regulations is essential. Vendor contracts will be managed to ensure high-quality service delivery. Consultation with legal counsel and attendance at court hearings may be necessary. Staying current on industry trends and regulatory changes is expected. Payroll review, adjustment, and approval for employees will be performed to meet deadlines, and monthly bonus submissions will be prepared. Regular training and professional development for team members will be coordinated, and performance assessed regularly. A welcoming and inclusive community for residents will be fostered, and monthly resident relation events or initiatives will be planned to enhance the resident experience and strengthen the community's identity.
