The Housing Authority of the City of Aurora (AHA) is seeking a Property Manager to be responsible for completing property accounting functions by assigned due dates, inspecting apartments after move-out to determine security deposit dispositions, and keeping abreast of property conditions to suggest and initiate improvements. This role assures compliance with all regulations for funding sources such as LIHTC, RTC, Project Based Section 8, and Public Housing. The Property Manager will give direction and delegate tasks to property staff, potentially overseeing more than one property. Responsibilities also include leasing apartments when needed, completing reference and credit checks, receiving and processing applications, determining eligibility, preparing lease documents, coordinating move-ins, inspecting units, advising residents on appliance operation, providing resident handbooks, following up on concerns, monitoring advertising for full occupancy, and enforcing Fair Housing rules and regulations. The Property Manager will also handle resident complaints including repair requests, resident relations, towing, and resident assistance.
