About The Position

CIR REALTY Property Management is a fast-growing, systems-driven division focused on delivering exceptional service to property owners and tenants across Alberta. As we expand our presence in Red Deer, we are seeking a Property Manager to take ownership of an established portfolio and integrate it into CIR’s operating standards. This is a high-impact role with strong internal support, designed for someone who thrives on accountability, autonomy, and building long-term client relationships. The Role This position is responsible for the full performance of a blended multi-family & single-family residential portfolio of approximately 400 doors across Red Deer, Innisfail, Sundre, and Sylvan Lake. You will act as the primary point of contact for tenants, owners, and vendors, ensuring efficient operations, low vacancy, strong retention, and a consistent client experience. You will be supported by two administrators, including a Maintenance Coordinator, allowing you to focus on oversight, decision-making, and overall portfolio performance rather than day-to-day administrative tasks. You take full ownership of portfolio performance, communicate clearly and consistently, and ensure maintenance and operations are handled efficiently alongside your support team. Requirements

  • Active RECA Property Management License (required)
  • Strong knowledge of Alberta RTA
  • Organized, detail-oriented, and accountable
  • Strong communication and problem-solving skills
  • Comfortable with property management systems and technology
  • Valid driver’s license and reliable vehicle

  • Property management experience preferred

Responsibilities

  • Oversee leasing activity to maintain low vacancy across the portfolio
  • Conduct showings, screen applicants, and execute lease agreements
  • Manage renewals, rent adjustments, non-renewals, and RTDRS processes
  • Ensure efficient unit turnovers and rent-ready timelines
  • Act as the primary contact for owners and tenants, maintaining clear, timely, and professional communication always.
  • Resolve tenant issues, supporting complex situations, and building strong relationships that drive retention and overall satisfaction.
  • Provide updates and strategic recommendations to property owners.
  • Review and approve quotes, ensure quality and cost control, and direct priorities and escalations as needed.
  • Accountable for ensuring maintenance and turnovers are completed efficiently, while coordinating access for vendors, inspectors, and contractors and working closely with internal team members to ensure smooth execution.
  • Complete move-in, move-out, and periodic inspections
  • Ensure compliance with Alberta’s Residential Tenancies Act
  • Manage security deposits and eviction processes
  • Approve applications with full due diligence
  • Ensure accurate records, documentation, and key control
  • Track lease expiries and ensure proactive renewals
  • Utilize property management systems effectively
  • Participate in on-call rotation for after-hours emergencies
  • Attend properties as required
  • Travel within Red Deer and surrounding areas
