About The Position

Responsible for all community operations, effectively managing people and available resources in order to accomplish community objectives as set forth by the Regional Property Manager and Property Owner. These objectives will include maximizing occupancy levels and community values, conducting all business in accordance with TMI policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

Requirements

  • Fair Housing Certification, willingness to obtain prior to interacting with prospective residents.
  • Ability to support and contribute to the community team.
  • Strong oral and written communication skills.
  • Proficiency in operating a telephone, personal computer/keyboard, Microsoft Office (Word, Outlook), and community software.
  • Positive attitude and ability to smile under all circumstances.
  • Willingness to participate in training to comply with new or existing laws.
  • Ability to work a flexible schedule, including evenings and weekends.
  • 3 years of experience in on-site property management and 1 year of experience as a property manager.
  • Background in supervision and a successful track record of accomplishments.
  • Maintain a neat, clean, and professional appearance at all times.
  • Comply with expectations as demonstrated in the employee handbook.
  • Ability to diffuse and respond to customer concerns to avoid escalation.
  • Successfully pass a drug test.

Responsibilities

  • Assist in the formulation of budgets for each upcoming calendar year and stay within established budget guidelines.
  • Ensure rents are collected, posted, and deposited promptly, and report deposits daily.
  • Perform evictions, utility cut-offs, and landlord liens as required.
  • Manage vendor and contractor communications, including scheduling, billings, and insurance.
  • Approve and submit all invoices to the corporate office for payment.
  • Make rental rate recommendations to the Regional Property Manager.
  • Hire, train, motivate, and supervise all on-site staff, including conducting performance evaluations and managing disciplinary procedures.
  • Conduct ongoing training with office staff on leasing paperwork, workplace safety, and other necessary topics.
  • Report all liability and community incidents to the corporate office immediately and ensure workers’ compensation claims are reported with proper paperwork.
  • Complete pertinent safety checklists with maintenance staff.
  • Ensure lease files are complete and leases are executed properly, approving all leases in writing.
  • Maintain responsibility for office opening schedules, and the condition of the office and model apartment.
  • Attend scheduled corporate management meetings.
  • Maintain records of all management activities and submit required reports weekly and monthly.
  • Maintain a positive customer service attitude.
  • Conduct periodic inspections during resident move-ins/move-outs and review notices to vacate.
  • Implement policies and procedures for resident communications, including complaints and service requests.
  • Physically walk and inspect the community regularly, checking vacant apartments.
  • Update vacancy status boards daily and coordinate with maintenance staff for timely apartment readiness.
  • Monitor and schedule all maintenance activity with the Maintenance Supervisor.
  • Conduct monthly market surveys and provide trend report information, including shopping the competition.
  • Show the community to prospective residents and handle incoming phone calls, completing necessary paperwork.
  • Maintain awareness of market/industry conditions and trends.
