The Property Manager leads all aspects of a single asset or portfolio of commercial, industrial, and/or retail properties and coordinates all marketing, operations, and financial activities per client and/or company requirements. This role involves ensuring services are provided consistently with policies, procedures, and regulations, as well as contractual obligations and standards. The Property Manager will coordinate and lead daily and long-term activities of the team, establish work schedules, assign tasks, and cross-train staff. They will also establish and track deadlines to meet client and company objectives, elevate team performance through subject matter expertise and suggestions to improve systems, processes, and procedures, and provide formal coaching, mentoring, supervision, and guidance. Additionally, the role includes recruiting and hiring new team members, monitoring training and development of staff, and developing and delivering performance reviews. The Property Manager will direct, review, and approve vendor invoice payments and other accounting-related activities, direct and control the preparation and delivery of monthly reports and annual budgets, and prepare and submit tenant rent and Common Area Maintenance (CAM) or Escalation (OpX) recovery charges. They will maintain oversight of contracted terms, coordinate all lease administration activities, and coordinate tenant move-ins and move-outs. Responding to tenant needs and ensuring prompt problem resolution is key, as is crafting and delivering an effective tenant care program to maximize tenant retention. The role also involves directing sourcing and procurement activities, delivering bid analysis and recommendations, and managing vendor service quality. Proactive rent collection and reporting of AR status are required, as is ensuring property inspections, recommending alterations, and contracting for vendors. Documenting emergency response plans and coordinating drills are also part of the responsibilities. The Property Manager acts as the primary contact with property owners, serving as Owner Representative, and performs other duties as assigned.
