About The Position

Audubon Property Management, LLC is looking for an experienced, customer service focused, Property Manager to begin immediately. This fast paced, full time position offers competitive pay and generous benefits. The ideal candidate will have prior leasing and management experience at a 150+ unit apartment community and will be able to handle high call volumes, multi-task, organize and prioritize. Attention to detail is imperative. The Property Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of the property. This position supervises the entire on-site staff (i.e Leasing Consultant, Maintenance Supervisor and Technician).

Requirements

  • Prior leasing and management experience at a 150+ unit apartment community.
  • Ability to handle high call volumes.
  • Ability to multi-task, organize, and prioritize.
  • Attention to detail.
  • Experience with Microsoft Outlook, Word, and Excel.

Nice To Haves

  • Experience with Yardi, LRO/AIRM.

Responsibilities

  • Oversee all day-to-day property operations, enhancing the value of the property.
  • Supervise the entire on-site staff, including Leasing Consultants, Maintenance Supervisors, and Technicians.
  • Understand financial goals and operate the asset in the owner's best interest.
  • Maintain accurate records of all community transactions and submit them on a timely basis.
  • Prepare annual budgets and income projections.
  • Ensure timely collection, posting, and deposit of all rents and late fees.
  • Generate necessary legal actions and documents in accordance with State and Company guidelines.
  • Manage vendor/contractor communications regarding scheduling, billing, vendor relations, and certificates of insurance.
  • Submit A/P invoices to the corporate office for payment and handle petty cash and all funds.
  • Ensure the property is rented to target capacity by utilizing marketing strategies to secure prospective residents.
  • Monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data.
  • Welcome and show the property to prospective new residents with a positive customer service attitude.
  • Manage resident concerns and requests on a timely basis to ensure resident satisfaction.
  • Develop and implement resident retention programs.
  • Ensure distribution of all company/community-issued notices.
  • Prepare and implement procedures and systems for an efficient workflow.
  • Ensure all leases and corresponding paperwork are completed and input into the Software System accurately and on a timely basis.
  • Maintain current resident files properly.
  • Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis.
  • Lead the emergency team for the community and ensure proper response to all emergencies.
  • Screen, hire, orient, and train new personnel.
  • Ensure staff efficiency through ongoing training, instruction, counseling, and leadership.
  • Plan weekly/daily office staff schedules and assignments.
  • Coordinate maintenance schedule and assignments with the Maintenance Supervisor.
  • Administer action plans consistently for performance problems, document appropriately, and communicate with supervisors and HR.
  • Provide support to staff to encourage teamwork and create a harmonious environment.
  • Ensure all administrative processes involving personnel are handled on a timely basis.
  • Maintain community appearance and ensure repairs are noted and completed on a timely basis through regular inspections.
  • Assure the quality and quantity of market-ready apartments.
  • Walk model units and market-ready apartments daily and communicate service needs to maintenance.
  • Ensure all service requests are recorded and communicated appropriately to maintenance.
  • Learn and ensure compliance with all company, local, state, and federal safety rules.
  • Ensure that unsafe conditions are corrected in a timely manner.
  • Direct staff to follow a "safety first" principle.
