About The Position

Pivotal, a leader in affordable housing development, is seeking a Property Manager (referred to internally as Community Manager) for its Portsmouth Senior Lofts. This role is responsible for the day-to-day operations of the community, including compliance, operations, resident services, and financial performance. The Community Manager will assist in managing and maintaining all facets of the assigned apartment community, ensuring optimum performance in areas such as people management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, and information reporting. The ideal candidate will be tech-savvy, agile, flexible, possess a keen eye for property presentation and market awareness, understand budget constraints for affordable housing, and be committed to continuous learning and team development.

Requirements

  • 1+ years of property management experience, specializing in Tax Credit
  • Exceptional communication and customer service skills
  • Curiosity, critical thinking, and problem solving skills
  • Prior experience with YARDI preferred
  • Computer proficiency, including scanning documents and managing electronic files
  • Agile and flexible
  • Understanding of budgets and guidelines for affordable housing

Responsibilities

  • Manage the day-to-day operations of the community, including compliance, operations, concierge resident service, and financial performance.
  • Assist in the management and maintenance of all facets of assigned apartment communities.
  • Ensure optimum performance of the property in areas such as people management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, and information reporting.
  • Manage and maintain electronic files and utilize computer systems effectively.
  • Embrace technology, including mobile app technology, and contribute to continuous improvement.
  • Meet resident needs, which may extend beyond set office hours.
  • Maintain the community's appearance to attract potential residents and stay aware of the competition.
  • Adhere to budgets and guidelines to support affordable housing opportunities.
  • Stay updated on industry and regulatory guidelines.
  • Guide, direct, and train team members, proactively addressing concerns and providing coaching and support.
