About The Position

Cornerstone is a property management company focused on exceptional service and maximizing revenue. The Property Manager is a business leader responsible for resident customer service, operations, leasing, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. This role involves managing the day-to-day operations, team members, daily activities, and resources to achieve budgeted financial and operational goals, while ensuring compliance with company policies and relevant laws and regulations.

Requirements

  • High school diploma or GED.
  • Minimum of one to two years' experience as a multi-family LIHTC property manager.
  • Working knowledge of OneSite or other property management software.
  • Reliable transportation, auto insurance, and a valid driver's license.
  • Proven ability to market properties.
  • Strong communication and customer service skills.

Nice To Haves

  • CAM, ARM, or CCRM certification.
  • Bilingual or multilingual skills.
  • HUD/LIHTC experience.

Responsibilities

  • Manage day-to-day operations, including property inspections, capital improvements planning, daily financial recording, and responding to resident concerns.
  • Prepare for new residents, ensure office professionalism, and maintain make-ready apartments.
  • Implement resident renewal programs to encourage retention and foster a sense of community.
  • Manage property maintenance with the assistance of the maintenance team, including work order evaluation and permit compliance.
  • Monitor utility usage for the property.
  • Oversee all financial responsibilities, including invoice approval, record maintenance, and variance reporting.
  • Manage and monitor rental collection, ensuring timely payments and proper legal notices for evictions.
  • Assess move-out conditions and manage final account statements.
  • Report liability claims, legal complaints, or other violations to management.
  • Manage, mentor, and develop a cohesive property management team, including training and performance reviews.
  • Coordinate staff time off and submit payroll.
  • Ensure staff receive safety training and adhere to safety precautions.
  • Report workers’ compensation issues and employee incidents.
  • Manage, create, and monitor marketing activities, including market understanding and marketing surveys.
  • Supervise the leasing team to ensure maximum occupancy.
  • Perform other duties as assigned.
