We are looking for a customer service-oriented, collaborative, and passionate Property Manager to oversee a diverse portfolio of mixed-use light industrial and commercial office properties. We will count on you to build and maintain strong relationships with tenants, staff, and contractors while delivering exceptional service and operational excellence across the portfolio. Ensuring that our tenants are 100% satisfied with our services is one of your key priorities, so having strong relationship-building and problem-solving skills is a must. You will also assist with the implementation of new programs and ensure policies and procedures are consistently followed.

Requirements

  • 2+ years of experience as a commercial assistant property manager
  • 5+ years of experience in commercial property management
  • Experience creating and managing a variety of operating and capital budgets
  • Proven organizational skills that enable effective and efficient delivery while tenant and client needs evolve
  • Professional, flexible, and collaborative nature
  • Proven track record in developing and maintaining exceptional client relationships and the ability to partner with clients to meet their needs
  • Professionalism, flexibility and collaborative nature
  • Ability to multi task and prioritize effectively

Nice To Haves

  • Experience having direct reports is an asset
  • RPA designation preferred (or in progress) + post-secondary education
  • Proficiency in property management systems (ie: Yardi and Construction Manager) is an asset

Responsibilities

  • Establish and maintain strong working relationships with tenants, staff, and a variety of contractors
  • Address tenant issues in a prompt, effective, and cost-efficient manner while maintaining a high standard of rapport and consistent communication
  • Mentor and develop team members supporting their career growth and succession planning
  • Consistently and effectively develop and motivate direct reports while being hands-on when needed
  • Foster a culture of excellence, collaboration and continuous improvement within the property team
  • Develop, administer, and submit both operating and capital reports
  • Prepare and manage a variety of capital and operating budgets
  • Approve a variety of Purchase Orders and Invoices
  • Lead the operational and financial performance of a mixed-use portfolio
  • Complete monthly and quarterly reports on operations, legal matters, environmental issues and RPI (Responsible Property Investing) initiatives
  • Ensure that that corporate governance, environmental, health & safety policies and procedures are kept compliant
  • Spearhead lease compliance, including Lease Administration duties governed by the Property Management team
  • Updating property management policies, procedures and operations in accordance with the Policy and Procedures Manual
  • Conduct and document annual building inspections, as well as routine follow up to ensure all items identified are addressed in a timely manner
  • Ensure tenant and client satisfaction by responding and adapting to issues efficiently and effectively
  • Assist the implementation of new programs and respond to and be able to clarify inquiries around a variety of policies and procedures
  • Focus on environmental issues and provide insights and solutions to reduce carbon footprint
  • Collaborate on Green Team Meetings, Tenant Events, and BOMA initiatives.
  • Other duties and special projects as assigned
