About The Position

This full-time, non-exempt Property Manager role is responsible for overseeing two multi-family apartment communities totaling 80 units: Englewood Terrace and Lakeview Park. The primary office is located at Englewood Terrace, but reliable transportation is required to attend to Lakeview Park as needed. A key aspect of this position is the requirement to live on-site in a complimentary apartment at Lakeview Park. The role involves managing administrative, operational, financial, and resident experience aspects of the properties, as well as leading administrative and maintenance staff.

Requirements

Authorization to work in the United States
High School Diploma or equivalent
2+ years of experience in multi-family property management
1+ years of experience in staff supervision
Proficient in Microsoft Office Applications including, Outlook, Word, and Excel
Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Responsibilities

Comply with all Fair Housing and Equal Housing Opportunities requirements.
Comply with appropriate state landlord/tenant statutes.
Ensure timely and accurate submission of individual and team payroll and commissions.
Complete weekly, monthly, quarterly, and year-end reports.
Consult with legal counsel and attend court hearings as needed.
Attend training and development seminars.
Advertise and promote the property.
Utilize industry-specific software for lead management.
Provide tours to prospective and current residents.
Complete full cycle lease process with prospective residents.
Ensure compliance with renter’s insurance.
Review rental rates and concessions with Portfolio Manager.
Maintain resident occupancy of 95%.
Ensure the timely collection of rent and other ancillary revenue.
Manage delinquency process.
Manage petty cash account.
Manage and process vendor invoices.
Generate renewal offer letters and manage renewal leases after review with Portfolio Manager.
Monitor expenditures to keep in compliance with operating budget.
Manage turnover workflow including scheduling and management of vendors, conducting pre/post move-out inspections, and make-ready inspections.
Assist Portfolio Manager with preparing the annual budget.
Engage with prospective and current tenants using a professional and courteous approach.
Respond to and resolve unforeseen issues or emergencies, navigating priority changes.
Reduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutions.
Complete quality assurance calls following up on completed work orders.
Facilitate resident events.
Guide performance of all administrative staff through clear instruction, training, coaching, and performance management.
Guide performance of all maintenance staff through clear instruction, training, coaching, and performance management.
Conduct staff meetings on a regular basis.
