About The Position

Responsible for the oversight of building staff and operations, as well as the overall financial performance of assigned properties. This role involves close collaboration with the Asset Management team, partners, stakeholders, and co-developers to drive value and control expenditures. The Property Manager will manage retail/commercial operations according to lease agreements, support community affairs initiatives, and work with the Social Services team to assist at-risk residential populations. A key aspect of the role is maintaining accountability for and directly supervising agency-specific inspections (e.g., REAC, MOR, API). The position requires documenting incidents, preparing reports, and gathering evidence for injuries, claims, or significant events, in coordination with legal and insurance groups. The Property Manager will also effectively manage CAPEX projects, including bidding, leveling, and contract execution, and review/enforce security protocols. Responsibilities include preparing and assembling service contracts, reviewing and approving invoices, overseeing scattered-site properties when applicable, and escalating issues as needed. The role operates out of a field office centrally located within the assigned portfolio.

Requirements

  • Bachelor’s degree preferred or a combination of work experience, education and professional designations, certifications
  • 4+ years of experience in Property Management Operational role(s) at similar scale/scope properties with a college degree -or- 5+ years of experience in direct GM role at similar scale/scope properties without a college degree
  • Proficient in Microsoft Office applications
  • Proficiency in Yardi required
  • Exemplary financial acumen surrounding Building Finance and PM-specific Financial Reporting
  • Exemplary understanding of Regulatory Compliance (Rent-Stabilization/Fair Housing/Section 8, etc.)
  • Must possess Affordable Housing and/or Market Rate experience – specific to the asset they are managing
  • Strong experience and background managing assets with shared expense allocations, CAM charge-backs and multi-entity expense management
  • Must have project management experience
  • Must display ability to complete tasks/projects on-time
  • Must display superior leadership and multi-tasking abilities
  • Ability to work with people and manage challenging administrative projects
  • Must demonstrate exemplary customer service skills

Nice To Haves

  • RAM, ARM, AHM, LIHTC and CPM
  • Knowledge of building system, preferred
  • Real Estate license, preferred

  • Reviews and enforces security protocols
  • Prepares and assembles service contracts – including all required bid-leveling approaches
  • Works out of a field office centrally located within their portfolio
  • Reviews and approves invoices
  • Oversees scattered-site properties and corresponding operations when applicable
