Requirements

  • Three or more years managing a market-rate multifamily community with full accountability for performance.
  • Demonstrated financial acumen, including budgeting, variance analysis, and expense control.
  • Experience reporting directly to ownership or an asset manager.
  • A track record of leading and developing an on-site team.
  • Working knowledge of Fair Housing, ADA, and FCRA.
  • Proficiency with a property management system (Yardi experience preferred).

Nice To Haves

  • Experience with a challenging asset, a turnaround, a lease-up, or a management transition.
  • Urban infill or mid-rise experience.
  • CAM, ARM, CPM, or similar certification.
  • Familiarity with running on EOS.

Responsibilities

  • Serve as the primary point of contact for ownership, preparing and presenting monthly performance reports, and proactively bringing forward problems with recommended solutions.
  • Own occupancy, revenue, delinquency, and operating expense performance, including leading the annual budget process and reviewing monthly financials for corrective action.
  • Manage unit turns, vacant-unit readiness, inspections, life-safety tasks, curb appeal, and capital execution to ensure the community is show-ready and operations are efficient.
  • Drive occupancy and speed-to-lead through partnerships with marketing and revenue management on pricing, concessions, and campaigns, and own the renewal and retention strategy.
  • Deliver Legendary Service, de-escalate resident concerns with composure, resolve issues promptly, manage reputation, and respond to reviews in a brand-aligned manner.
  • Hire, coach, and develop the on-site team, setting clear expectations, providing direct feedback, and holding individuals accountable to SAIL's Core Values.
  • Maintain compliance with Fair Housing, ADA, and FCRA, ensuring licenses, permits, and postings are current, and escalating legal, safety, and reputational risks early.
