About The Position

NP Dodge Management Company, a recipient of the 2025 Property Management Company of the Year award, is seeking a Property Manager to join their team. The company specializes in managing multifamily and commercial real estate, overseeing more than 4,500 multifamily homes and 3.5 million sq. ft. of medical, office, retail, and storage facilities across Nebraska and Iowa. The Property Manager, reporting to the Regional Manager, will be responsible for the daily operations of an assigned apartment community, aiming to meet ownership's goals and objectives through effective leadership.

Requirements

  • High School diploma, or equivalent.
  • Prior experience in property management, customer service, or a related industry required.
  • Working knowledge of accounting, leasing, maintenance, and resident retention policies and programs.
  • Knowledge of property management software systems and technology solutions.
  • Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint.
  • Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
  • Requires the ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time.
  • Maintaining a valid driver's license and reliable transportation for travel between properties is required.
  • Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).

Nice To Haves

  • Experience in property management in a lead or supervisor role preferred.
  • CPM® designation preferred.
  • Ability to earn the ARM Certification.

Responsibilities

  • Manages the day-to-day operations of the assigned property, including maintenance, leasing, and grounds.
  • Leads, trains, and manages office staff to achieve operational excellence and ensure compliance with company policies, procedures, regulations, and standards.
  • Communicates regularly with the Regional Manager regarding property updates, issues, and personnel concerns.
  • Ensures bank deposits, credit card utilization, rent collection, and delinquency procedures are executed and documented according to company policy.
  • Handles tenant complaints and issues promptly and professionally, collaborating with the Regional Manager as needed for resolution.
  • Oversees the completion of new rental agreements and associated verification processes.
  • Adheres to established office hours and ensures staff coverage is maintained.
  • Completes regular property inspections to ensure compliance with health and safety regulations and to maintain high standards of property upkeep and curb appeal.
  • Maintains records for service orders and repairs for the property.
  • Assists with service contracts with outside vendors, contractors, and suppliers.
  • Oversees maintenance schedules and preventative maintenance work.
  • Maintains an inventory of all equipment and furniture, including lawn service equipment, tools, and clubhouse furniture.
  • Ensures compliance with all local, state, and federal regulations, including Fair Housing, EPA, and OSHA standards.
