About The Position

UMH Properties, Inc. is a publicly traded Real Estate Investment Trust (REIT) with over 50 years in the manufactured housing industry. We provide high-quality affordable homes and well-cared-for communities in eleven states. We are seeking a Property Manager for our Countryside Estates Community in Ohio. The purpose of this position is to oversee all aspects of the community, ensuring UMH standards are consistently maintained for residents and employees.

Requirements

  • Strong customer service skills and the ability to provide the UMH standard of service.
  • Ability to organize and direct the workflow of employees and outside contractors.
  • Ability to work as part of a team as well as independently to complete job duties.
  • Strong time management and organizational skills.
  • Willingness to attend periodic trainings on procedures and laws as they pertain to the job duties of a Property Manager.

Responsibilities

  • Maintaining the community in a first class condition by inspecting homes and lots, enforcing community rules, coordinating maintenance efforts, titling homes, and monitoring contractors.
  • Ensuring 100% occupancy by advertising vacancies, utilizing promotions, inspecting rental units, and managing home sales.
  • Achieving 100% rent collection by screening applicants, monitoring payments, following collection procedures, and adhering to state guidelines for evictions, repossessions, and abandoned homes.
  • Keeping expenses within budget by monitoring costs, utilizing UMH staff and equipment, obtaining price quotes, conserving resources, and inspecting lots at move-out.
  • Reporting any potential environmental hazards and immediately notifying the Home Office of any incidents involving fines, personal injury, property damage, or media attention.
  • Reporting all work-related injury or illness claims and completing OSHA logs.
  • Sending legal correspondence and bills to the Legal Department in a timely manner.
  • Supervising maintenance employees, office employees, and seasonal employees as needed.
  • Communicating professionally and respectfully with coworkers, managers, and community residents.
  • Closely following UMH procedures for managing the community.
  • Consistently meeting UMH standards for quality and safety.
  • Fulfilling all other responsibilities necessary to fulfill the duties associated with the position or as may be assigned.
