About The Position

Excellent opportunity with a growing Property Management Company seeking an experienced Property Manager for a residential apartment community. The ideal candidate will be professional, highly organized, success-driven, dynamic, resourceful, and enthusiastic. Comprehensive knowledge of the immediate multi-family markets, lease-ups, and rehab experience is a plus. Must have experience with the financial side of property management, including budgets, Net Operating Income (NOI), and Variance Reports.

Requirements

Experienced Property Manager
Professional, highly organized, success-driven, dynamic, resourceful, and enthusiastic
Comprehensive knowledge of the immediate multi-family markets
Experience with the financial side of property management (budget, NOI, Variance Reports)
Ability to multitask and work in a fast-paced environment
Strong Customer Service focus
People development skills
Marketing skills
Microsoft Word, Excel, Outlook and Internet Explorer required
OneSite software experience preferable but will consider candidates with other software experience

Responsibilities

Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
Providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover.
Driving revenues with a thorough understanding and analysis of competition and development of creative marketing programs.
Supervising day-to-day operations of the entire on-site team.
Maintaining effective on-site staff through interviewing, hiring, and terminating as necessary.
Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
Managing and maintaining all aspects of the overall community budget and finances.
Working with leasing staff to ensure that leasing/marketing goals are being met.
Maintaining positive relations with all community vendors.
Coordinating special projects as requested by the Regional Manager.
