About The Position

Excellent opportunity with a growing Property Management Company seeking an experienced Property Manager for a residential apartment community. The ideal candidate will be professional, highly organized, success-driven, dynamic, resourceful, and enthusiastic. Comprehensive knowledge of the immediate multi-family markets, lease-ups, and rehab experience is a plus. Must have experience with the financial side of property management, including budgets, Net Operating Income (NOI), and Variance Reports.

  • Comprehensive knowledge of the immediate multi-family markets
  • Experience with the financial side of property management (budget, NOI, Variance Reports)
  • Ability to multitask and work in a fast-paced environment
  • Strong Customer Service focus
  • People development skills
  • Marketing skills
  • Microsoft Word, Excel, Outlook and Internet Explorer required
  • OneSite software experience preferable but will consider candidates with other software experience

Responsibilities

  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits.
  • Providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover.
  • Driving revenues with a thorough understanding and analysis of competition and development of creative marketing programs.
  • Supervising day-to-day operations of the entire on-site team.
  • Maintaining effective on-site staff through interviewing, hiring, and terminating as necessary.
  • Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Managing and maintaining all aspects of the overall community budget and finances.
  • Working with leasing staff to ensure that leasing/marketing goals are being met.
  • Maintaining positive relations with all community vendors.
  • Coordinating special projects as requested by the Regional Manager.
