About The Position

Cal-Am Properties, Inc. is seeking a Property Manager for its manufactured home community. The Community Manager's primary goal is to create a welcoming and thriving community environment for residents while ensuring the property's profitability and compliance with regulations. The Manager will oversee all aspects of community operations and effectively manage and coordinate team members, activities, and resources to accomplish community objectives as set forth by the Regional/District Property Manager, Executive Leadership, and the Company.

Requirements

  • Minimum Education: High School or GED equivalent.
  • Minimum Experience: 2 Years of on-site management including supervisory responsibility.
  • Minimum Field-of-Expertise: Residential/multi-family property management experience.
  • Valid driver's license and good driving record required.

Nice To Haves

  • Preferred Education: Bachelor’s Degree.
  • Preferred Field-of-Expertise: Manufactured home community management experience.
  • Yardi software experience preferred, but not mandatory.
  • Will need to obtain and maintain CPO certification – company sponsored.
  • May need to obtain Manufactured Home Sales license – company sponsored – property dependent.

Responsibilities

  • Manages day-to-day operations of the community, including rent collection, lease management, coordinating maintenance and landscaping, and ensuring compliance with laws and company policies.
  • Responsible for office opening, condition of the office, and community curb appeal.
  • Hires, trains, motivates, and supervises on-site team to achieve operational goals and ensures all onsite staff complete necessary training.
  • Exhibits strong leadership qualities and professionalism, provides feedback, and holds employees accountable.
  • Provides clear and concise instructions for effective management of the on-site team.
  • Completes monthly safety checklists and conducts monthly safety meetings with the entire team.
  • Implements strategies to maximize occupancy rates, minimize delinquencies, and increase revenue within company guidelines.
  • Attends and participates in weekly team meetings and training seminars.
  • Conducts 4-sided home inspections daily to inspect the physical condition of interior and exterior buildings and grounds (all homes inspected at least twice a year).
  • Works with the Maintenance team to coordinate repairs and/or upgrades.
  • Enforces architectural guidelines and community standards, reviews addition and alteration requests, and ensures compliance.
  • Facilitates the screening process and reviews prospective residency applications.
  • Monitors and manages the community's financial performance, including budgeting, expense control, and reviews rent increase recommendations.
  • Ensures all rents are collected when due and posted in a timely manner.
  • Manages all 3rd party agreements.
  • Coordinates with the legal team for evictions and utility cut-offs for delinquent rents.
  • Ensures completion of various daily, weekly, and monthly reports accurately and on time.
  • Utilizes Yardi to submit and approve invoices and maintain/update expired vendor insurance.
  • Monitors payroll in ADP.
  • Supports sales activities, including customer needs, open houses, resident activities, inspections on home inventory, and enhancing community visibility and referrals.
  • Develops and maintains positive relationships with community residents by engaging with them and addressing their needs and concerns promptly and professionally.
  • Organizes, oversees, and monitors resident events.
  • Makes recommendations and oversees the editing of the community newsletter.
  • Stays informed about relevant industry standards, regulations, and market trends, making recommendations for operational improvements.
