About The Position

MDI Management is seeking a self-motivated and energetic leader to serve as a hands-on Property Manager overseeing a portfolio of multifamily communities across Oregon. This is a field-driven position requiring daily, in-person presence at properties rather than a fixed office location. The role involves leading leasing teams, driving occupancy, and ensuring high-level operations across multiple locations. The ideal candidate thrives in a fast-paced environment, excels at leading people, and can translate performance into results.

Requirements

  • Minimum 4 years of property management experience
  • Minimum 2 years in a leadership role with direct reports
  • Experience with larger communities of 300-400 plus units
  • Strong knowledge of landlord tenant law and Fair Housing regulations
  • Strong leadership, communication, and supervisory skills
  • Experience with property management software, CRM systems, and office technology
  • Proficiency with computers, Microsoft Office, Google Drive, and similar systems
  • Valid driver’s license and reliable transportation

Responsibilities

  • Driving occupancy and leasing performance
  • Leading and developing leasing teams
  • Being present at properties daily and maintaining strong visibility
  • Reviewing guest cards, follow ups, and conversion performance
  • Conducting property walks and ensuring standards are being met
  • Monitoring market trends and recommending pricing strategies
  • Overseeing marketing activity and lead generation efforts
  • Supporting resident relations and resolving escalated concerns
  • Ensuring operational accuracy including audits, renewals, and reporting
  • Partnering with maintenance to keep units turning and properties running smoothly
  • Providing leadership and operational support to leasing teams across multiple communities
  • Ensuring staff are performing their roles and meeting expectations
  • Providing continuous training and coaching to improve leasing performance and customer service
  • Maintaining a strong sales focused culture and positive team environment
  • Monitoring professionalism, communication, and Fair Housing compliance
  • Stepping in to support or cover offices when needed
  • Monitoring occupancy levels and working toward a 98 percent occupancy goal
  • Reviewing leasing reports, guest cards, and prospect follow up
  • Ensuring lead response times meet company standards
  • Reviewing leasing communication for professionalism and effectiveness
  • Supporting teams in improving conversions from leads to tours and tours to applications
  • Conducting property walks at each community
  • Ensuring daily property walks and inspections are completed
  • Walking vacant units to confirm readiness
  • Monitoring patio compliance and overall property standards
  • Ensuring offices, amenities, and common areas are clean and professionally presented
  • Reviewing market surveys and competitor activity
  • Monitoring pricing, availability, and concessions in the market
  • Partnering with leadership on pricing strategies and leasing specials
  • Ensuring properties remain competitive within their markets
  • Ensuring listings are accurate and up to date
  • Monitoring advertising activity including Craigslist and social media
  • Reviewing marketing content for professionalism and Fair Housing compliance
  • Ensuring marketing efforts are driving traffic and supporting leasing goals
  • Assisting with resolving resident concerns
  • Supporting lease enforcement and violation processes
  • Ensuring consistency in policy enforcement
  • Supporting resident retention efforts
  • Completing final accountings
  • Monitoring move ins and move outs
  • Conducting file audits
  • Tracking renewals and lease expirations
  • Monitoring delinquency and collections
  • Reviewing rent rolls for accuracy
  • Ensuring annual inspections are completed
  • Managing petty cash where applicable
  • Partnering with maintenance leadership on priorities and timelines
  • Ensuring unit turns align with leasing needs
  • Monitoring maintenance response times
  • Identifying issues during property walks
  • Conducting periodic weekend check-ins with staff
  • Attending resident events and property functions as needed
  • Remaining available for emergencies during evenings and weekends on a rotating schedule
