About The Position

Responsible for managing the day-to-day operations of a regional portfolio of properties, ensuring that the properties are operated profitably and efficiently, and property assets are maintained in superior condition.

Requirements

  • Must have at least 3+ years of industrial property management experience, demonstrating superior: Initiative and commitment to excellence, Technical expertise, Analytical ability and sound judgment, Written and oral communication ability, Organization skills, Ability to build strong and collaborative relationships, Absolute integrity
  • Bachelor’s degree in related field.
  • Flexible with respect to work schedule; candidate must be available to travel, as needed, to properties (regularly) and corporate events (1-2 times per year)
  • Must be able to work in-office a minimum of 4 days per week.
  • Must possess a working knowledge of Microsoft Office, including Word, PowerPoint, Excel and Outlook.
  • Ability to manage elevated stress levels periodically; can work under an active and intense environment.
  • Physically capable of climbing structures and ladders to survey building systems.

Nice To Haves

  • Yardi software experience preferred.
  • Experience in running business park associations, obtaining permits, and container yard leasing and management.
  • Certified Property Manager designation preferred.

Responsibilities

  • Manages industrial properties in assigned in the Atlanta area. Initially +/- 1.5 MSF with growth
  • Asset Manage (Manage 3rd Party Manager) industrial properties assigned in Atlanta
  • Develops and maintains relationships with tenants; responds promptly and courteously to all tenant requests and inquiries.
  • Attends due diligence day where he/she is introduced to the tenant, reviews all due diligence items with the Investment team, and receives all existing property information.
  • Schedules meetings with new tenants to review the Welcome Book and discuss expectations.
  • Manages the move-in/move-out processes and ensures smooth transition.
  • Transitions new developments into the Operations group alongside Development team.
  • Conducts and completes regular property inspections, providing detailed report to tenants.
  • Develops and manages property budgets and rent collection.
  • Reviews and approves year-end reconciliations.
  • Overseas the bidding and maintenance of vendor contracts.
  • Overseas the work order process, including coordinating tenant requests with maintenance engineer.
  • Determines maintenance schedules including staff assignments and timetables.
  • Coordinates with construction team on tenant improvement projects.
  • Acts in accordance with the values of the company and complies with all company processes and procedures.
  • Completes other duties as assigned.
