About The Position

Green Alpha Property Management is seeking an Area Property Manager to oversee all property management for the Longview & surrounding region. This role is crucial in managing a rapidly growing portfolio and implementing strategic plans for each property. The position requires travel up to 50% of the time, as properties are located in Texas. The ideal candidate will foster positive relationships with tenants and team members, manage a team of property managers, and be responsible for all hiring, onboarding, and disciplinary actions within the region. This role involves direct oversight of leasing, maintenance, compliance, contract management, collections, evictions, renovations, and facility services, ensuring all activities align with company standards. Collaboration with the Vice President of Property Management is key for training property managers, and direct oversight of contractor relationships for renovations and capital projects is essential. The Area Property Manager will track CAPEX spend, work with project managers to advance strategic plans, identify and select contractors for CAPEX projects, and ensure timely resolution of work orders and facility issues with the Regional Maintenance Director. Ensuring units are move-in ready and overseeing rent rolls to drive occupancy and reduce past-due balances are also key responsibilities. Continuous analysis of company software reporting to increase efficiencies and proactively solve problems, along with maintaining property marketing, are expected.

Requirements

  • 5+ years of real estate experience in property management, investing, or asset management
  • Must have some LIHTC/Tax Credit experience
  • Management experience required
  • Various System Experience (excel, word, etc) required
  • Strong desire to uphold personal honesty, integrity, and work ethic
  • Maintains a passionate and enthusiastic attitude
  • Drivers License and ability to drive to various properties
  • Show Legal documentation showing ability to work in the United States

  • Experience with Entrata preferred but not required

Responsibilities

  • Oversee all property management for the region of focus (Longview & surrounding).
  • Effectively and efficiently oversee/implement the agreed upon strategic plan created for each property under your control.
  • Bring a positive, upbeat, and driven attitude to help build lasting relationships with tenants and team members.
  • Effectively manage a team of property managers throughout the region.
  • Solely responsible for the hiring/onboarding/disciplinary/etc. duties for properties within region.
  • Oversee each property manager to ensure each aspect of property management is carried out effectively, efficiently, and in alignment with company standards.
  • Directly oversee contractor relationships to ensure units are renovated and refurbished quickly and in accordance with company standards and agreed upon budgets.
  • Directly oversee capital projects for each property within region and track CAPEX spend for each project.
  • Works closely with company Project Manager and Vice President of Integrations to ensure aggressive progression of property specific strategic plans.
  • Responsible for identifying and selecting contractors to perform CAPEX related projects.
  • Works closely with Regional Maintenance Director to ensure work orders and emergent facility related issues are resolved in timely fashion.
  • Ensures that units are 100% ready for move in (checklists, physically visiting units, etc.).
  • Provides direct oversight of rent roll of each property in region to drive occupancy and decrease past due balances.
  • Continuously analyzes reporting in company software to increase efficiencies and proactively identify and solve problems as they occur.
  • Ensures marketing for each property is established and maintained routinely in accordance with company standards.
