Oakbrook Corporation is seeking a dedicated Property Manager to oversee Wall Street Apartments and Wesley Park Apartments in Janesville, Wisconsin. Requirements

  • High school diploma or GED required
  • Previous supervisory experience
  • Experience in residential property management or a related field
  • Exceptional interpersonal and communication skills
  • Strong organizational and problem-solving abilities
  • Physically able to perform regular property inspections, with or without reasonable accommodation
  • Valid driver's license required

Nice To Haves

  • Experience with property management software, including MRI, preferred

Responsibilities

  • Promptly and professionally respond to resident and employee inquiries
  • Maintain positive relationships with residents, staff, ownership, and vendors
  • Supervise, coach, and train property staff
  • Prepare and monitor operating budgets, capital budgets, and capital expenditures
  • Prepare monthly reports, lease summaries, abstracts, and gather supporting data
  • Ensure proper coding of invoices and approve payments
  • Review leases for accuracy and compliance
  • Coordinate collection procedures for delinquent accounts
  • Manage resident improvements, move-ins, and move-outs
  • Meet and maintain occupancy goals
  • Market the properties in accordance with Fair Housing guidelines and the Resident Selection Plan
  • Oversee all property inspections, including Investor, HUD, and State Agency reviews
  • Respond to after-hours emergencies when appropriate (maintenance staff handle most calls)
  • Process move-ins and recertifications, including income and asset verification
