About The Position

Ad-West Realty Services, Inc. is seeking a Full-Time Property Manager to oversee the daily operations of residential properties. This role involves ensuring high standards of maintenance, tenant satisfaction, and financial performance across four apartment complexes. The Property Manager will be responsible for managing tenant relations, coordinating maintenance and repairs, enforcing lease agreements, and handling budget preparation and expense management. Additionally, the role includes conducting property inspections, ensuring compliance with regulations, and implementing marketing strategies to attract and retain tenants. Requirements

  • Highschool diploma or equivalent
  • Relevant experience preferred
  • Strong computer aptitude
  • Strong verbal and written communication skills
  • Customer Service experience a plus
  • Prior Property Management experience is preferred

  • Ability to walk, stand, and move around the property for extended periods, including climbing stairs and navigating various terrains
  • Capability to perform tasks that may require hand-eye coordination, such as handling paperwork, using small tools, using computers, and operating office equipment.
  • Ability to lift and carry items, such as supplies or equipment, up to 50 pounds.
  • Sufficient vision to inspect properties, read documents, and observe safety and maintenance issues.
  • Ability to hear and communicate effectively with tenants, staff, and vendors, both in person and over the phone.
  • Strong analytical skills to assess situations, identify issues, and develop effective solutions for tenants and property operations.
  • High level of attention to detail for tasks such as budget management, compliance with regulations, and property inspections.
  • Ability to prioritize tasks effectively and manage multiple responsibilities in a face-pace environment.
  • Strong interpersonal skills to handle tenant concerns and conflicts with empathy and professionalism.
  • Capacity to make informed decisions quickly, particularly regarding tenant relations, maintenance needs, and operational policies
  • Flexibility to adjust to changing situations and manage unexpected challenges that may arise in property management.

Responsibilities

  • Managing the responsibilities of four apartment complexes
  • Maintain posted office hours while managing routine office functions and communications
  • Collection of rents
  • Rental & showing of units
  • Certification and Re-Certification of all tenants on a yearly basis
  • Service of notices
  • Inspections (move in/move out/interim)
  • Conduct daily grounds pickup, ensuring the overall aesthetic appeal of the property
  • Overseeing a team of employees and vendors to ensure that maintenance and cleaning tasks are executed in accordant with company standards
  • Maintain communication with Regional Property Manager concerning status of on-site activity
  • Timely submission of required reports to Regional Property Manager
  • Purchasing
  • Attend training seminars
  • Other duties as assigned
  • Monitor and maintain mowing, edging, & trimming lawns
  • Perform daily inspection of the common areas
  • Ensuring the Laundry room is kept clean and organized
  • Minor Maintenance – changing of light bulbs/tightening – adjusting locks – minor plumbing repairs
  • Snow removal of sidewalks
