About The Position

This position is responsible for the management and operations of assigned properties, including overseeing the operation of a new 40-unit apartment complex in Rexburg, ID. Other duties as assigned. This position will include a 2-bedroom unit.

Requirements

  • 5 years of hands-on property management of LIHTC complexes.
  • Experience in resident and financial management.
  • Experience with bookkeeping, financial, AP and other tracking systems used for property management.
  • Expertise in Microsoft Office applications.
  • Superb written and verbal skills.
  • Valid driver's license and insurable for company vehicles.
  • Ability to lift a minimum of 25 pounds, approximately 3 times per week.
  • Ability to walk properties, with some stairs involved.
  • Standard vision, with or without corrective eyewear.
  • Standard hearing, with or without a hearing aid.
  • Pass pre-employment background and credit check.

Nice To Haves

  • Some college, associate's degree, or equivalent work experience.
  • Fair Housing experience.
  • SCHM certification (to be obtained within 6 months).

Responsibilities

  • Oversee the operation of a new 40-unit apartment complex.
  • Manage and operate assigned properties.
  • Conduct new resident campaigns and existing resident retention programs.
  • Manage property reputation and satisfaction ratings.
  • Manage waitlists, showings, applications, resident interviews, agreements, pre-inspections, regulation compliance, move-ins, resident relations, vacancies, and renewals.
  • Ensure compliance and authorized rent payment schedules.
  • Handle rent collection, reporting, and eviction processes.
  • Perform quality control for all property operations, including staff performance.
  • Manage property budgeting and review with leadership.
  • Coordinate with Maintenance Supervisor on resident requests, preventative maintenance schedules, and remodels.
  • Manage vendor, legal/professional counsel, and utility services.
  • Utilize bookkeeping, financial, AP, and other tracking systems for property management.
  • Maintain compliance with LIHTC regulations.
  • Ensure property is in good repair and high-quality.
