About The Position

The Property Manager is responsible for overseeing the operations of Lindale Apartments, a 64-unit property. This role involves a combination of administrative, operational, financial, and resident experience management. The position can be filled as either part-time (24 hours/week) or full-time (40 hours/week), with the full-time option also including leasing consultant duties at a separate property. The Property Manager reports to the Portfolio Manager and is expected to maintain high occupancy rates, ensure timely rent collection, manage resident relations, and lead administrative and maintenance staff.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • 2+ years of experience in multi-family property management
  • 1+ years of experience in staff supervision
  • Proficient in Microsoft Office Applications including, Outlook, Word, and Excel
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development

  • Yardi Voyager and CRM experience preferred

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements and appropriate state landlord/tenant statutes.
  • Ensure timely and accurate submission of individual and team payroll and commissions.
  • Complete weekly, monthly, quarterly, and year-end reports as required.
  • Consult with legal counsel and attend court hearings as needed.
  • Attend training and development seminars.
  • Advertise and promote the property.
  • Utilize industry-specific software for lead management.
  • Provide tours to prospective and current residents.
  • Complete the full cycle lease process with prospective residents.
  • Ensure compliance with renter’s insurance.
  • Review rental rates and concessions with the Portfolio Manager.
  • Maintain resident occupancy of 95%.
  • Ensure the timely collection of rent and other ancillary revenue.
  • Manage the delinquency process.
  • Manage petty cash account.
  • Manage and process vendor invoices.
  • Generate renewal offer letters and manage renewal leases after review with the Portfolio Manager.
  • Monitor expenditures to keep in compliance with the operating budget.
  • Manage turnover workflow including scheduling and management of vendors, conducting pre/post move-out inspections, and make-ready inspections.
  • Assist the Portfolio Manager with preparing the annual budget.
  • Engage with prospective and current tenants using a professional and courteous approach.
  • Navigate priority changes to respond to and resolve unforeseen issues or emergencies.
  • Reduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutions.
  • Complete quality assurance calls following up on completed work orders.
  • Facilitate resident events.
  • Guide the performance of all administrative staff through providing clear instruction, training, coaching, and performance management.

  • Conduct staff meetings on a regular basis.
  • Other duties as assigned by Portfolio Manager.
