About The Position

Bluestone Real Estate Services is looking for a Property Manager to manage the day-to-day operations of a small portfolio of residential properties. You’ll travel between your assigned properties, taking ownership of leasing, resident relations, maintenance coordination, and property performance.

Requirements

  • At least 1 year of property management or related experience.
  • Basic to intermediate knowledge of state and local landlord-tenant laws.
  • Excellent customer service and relationship-building skills.
  • Strong written and verbal communication skills.
  • Good organization, time management, and attention to detail.
  • Confidence balancing priorities across multiple properties.
  • Comfort using Microsoft Outlook, Teams, and other everyday technology.
  • Valid driver’s license, active auto insurance, and reliable transportation.

Nice To Haves

  • 2+ years of property management experience.
  • Experience managing multiple properties or locations.
  • Experience with AppFolio, ShowMojo, Avid, or similar property management technology.

Responsibilities

  • Serve as a primary contact for residents, applicants, prospects, and property-related issues across your portfolio.
  • Lead leasing and turnover activities, including getting units rent-ready, conducting tours, screening applicants, and coordinating move-ins.
  • Manage renewals and resident paperwork while ensuring accuracy and compliance.
  • Build positive resident relationships and address concerns promptly and professionally.
  • Coordinate maintenance requests, vendors, repairs, and preventive maintenance across your properties.
  • Visit your properties regularly to monitor curb appeal, safety, maintenance needs, and overall property standards.
  • Work with onsite team members to maintain consistent standards across your portfolio.
  • Monitor delinquencies and issue appropriate notices and late fees.
  • Assist with property budgets, expense reconciliations, bill coding, payments, and collections.
  • Participate in the rotating on-call schedule and respond to property emergencies when needed.
