The Property Manager is a business leader who focuses on resident customer service and manages operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. Manages the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

Requirements

  • High school diploma or GED.
  • Minimum of one to two years’ experience as a multi-family LIHTC property manager.
  • Working knowledge of OneSite or other property management software.
  • Reliable transportation, auto insurance, and a valid driver’s license.
  • Proven ability to market properties.
  • Strong communication and customer service skills.

Nice To Haves

  • CAM, ARM, or CCRM certification.
  • Bilingual or multilingual skills.
  • HUD/LIHTC experience.

Responsibilities

  • Manage day-to-day operations, including inspecting property, managing daily requirements, maintaining capital improvements planning, ensuring daily deposit and recording of monies, compiling property status reports, responding to resident concerns, preparing move-in paperwork, operating the office professionally, inspecting make-ready apartments, and maintaining a resident renewal program to encourage retention.
  • Manage property maintenance with the assistance of the maintenance team, including managing repair requests, evaluating work order completion, maintaining compliance with required permits, and monitoring utility usage.
  • Maintain and manage all financial responsibilities, including approving and submitting invoices, maintaining accurate records of property transactions, and completing variance and other weekly reports.
  • Manage and monitor rental collection, ensuring timely collection and posting of rent and other charges, providing proper legal notices for evictions, ensuring compliance with community policies and lease agreements, assessing move-out conditions, and referring liability claims or legal complaints to management.
  • Manage property personnel, including creating, mentoring, and managing a cohesive property management team, coordinating orientation and training, completing performance reviews, managing time off, submitting payroll, ensuring safety orientations and training, and coordinating with the maintenance supervisor for safety meetings and monitoring safety precautions.
  • Manage, create, and monitor marketing activities, including understanding the market, assisting with marketing surveys, and supervising the leasing team to ensure property is rented to capacity.
  • Perform other duties as assigned or requested to support property operations.
