About The Position

Newbury Living is seeking a Property Manager to provide overall leadership and accountability for the daily operations of a 216-unit apartment community. This role involves leading the final phase of property stabilization, converting operational gains into sustained, long-term performance. The Property Manager will drive leasing velocity, resident retention, and occupancy through disciplined execution and team accountability. Key responsibilities include developing, managing, and controlling operating budgets, analyzing financial performance, and implementing corrective actions. The role also oversees maintenance operations and capital initiatives to ensure asset preservation and on-time project completion. Additionally, the Property Manager will recruit, develop, and lead on-site team members, serve as the primary point of contact for residents, and identify and implement process improvements. Success in the first 90 days involves assessing the team, owning the numbers, and having a clear plan. By month six, occupancy should be at or above 95%, delinquency consistently under 5%, and the property operating on budget. Within the first year, the property should be a stabilized, high-performing asset with a retention-focused culture and a well-functioning team.
