About The Position

Providence Real Estate is seeking an experienced Property Manager to lead 2211 Grand Isle Apartments, a 390-unit multifamily apartment community in Brandon, Florida. The Property Manager will be responsible for the financial performance, occupancy, resident experience, and team leadership of the community. This role involves managing an onsite team and collaborating with the Vice President of Operations to maximize the asset's value. Providence Real Estate has a management-focused approach and has been exclusively focused on multifamily properties since 1985, with communities across Texas, Florida, and Georgia.

Requirements

  • At least four years of multifamily property management experience, including supervising onsite staff.
  • Experience as a Property Manager, Community Manager, or Assistant Property Manager at a 300+ unit community is ideal.
  • Yardi Voyager experience is required.
  • Proficiency in Microsoft Excel, Word, and Outlook.
  • Skills in budgeting, accounting, sales, marketing, and customer service.
  • Solid understanding of lease agreements, Florida landlord-tenant law, and Fair Housing regulations.
  • Ability to communicate clearly, stay professional under pressure, manage competing deadlines, and work independently.
  • A high school diploma or GED is required.
  • Reliable transportation is required.
  • Willingness to work some evenings and weekends.

Responsibilities

  • Lead and develop a high-performing team, including hiring, training, coaching, and evaluating onsite associates.
  • Supervise staff and vendors, manage on-call coverage, and foster a culture of teamwork, accountability, and customer service.
  • Own the budget and financial performance, including preparing the annual operating budget, managing the property P&L, and reporting results to ownership.
  • Grow revenue through rent optimization, lease renewals, and reduced vacancy loss.
  • Control expenses, negotiate vendor pricing, and oversee rent collection and delinquency management.
  • Drive leasing, occupancy, and marketing efforts, overseeing the full leasing cycle from tours to move-ins and renewals in compliance with Fair Housing laws.
  • Conduct monthly market surveys, measure marketing ROI, and adjust strategy to maintain target occupancy.
  • Protect and improve the physical asset by overseeing make-ready and unit turnover, preventive maintenance, and work orders.
  • Inspect buildings and grounds regularly and identify savings in service contracts.
  • Deliver an outstanding resident experience by setting high standards for resident relations and retention.
  • Resolve resident concerns and coordinate community events.
