About The Position

Parqwood is seeking a Property Manager to oversee property operations, including staff supervision, resident relations, financial management, and marketing. The Property Manager will be responsible for maintaining the property, managing budgets, collecting rents, and preparing various reports. This role requires strong leadership, communication, and organizational skills.

Requirements

  • Certified Occupancy Specialist (COS) or similar designation, or a two or four-year degree.
  • Minimum of two (2) years of experience in property management at the level of Site Manager, Assistant Site Manager, or similar supervisor position.
  • Excellent verbal and written communication skills.
  • Basic knowledge of accounting and administrative procedures.
  • Basic computer literacy, preferably with knowledge of Word Perfect.
  • Must be bondable.
  • Must possess a valid driver's license.

Responsibilities

  • Report to District Manager or President as directed.
  • Train and supervise management and administrative personnel.
  • Supervise and set priorities for maintenance supervisor.
  • Perform written evaluations and make salary recommendations for supervised employees.
  • Interact professionally with Members, Residents, and/or Board of Directors to foster good relationships.
  • Make purchasing decisions for the property within a $500.00 limit.
  • Control property vacancies through marketing, unit turnover, applicant processing, and move-in/move-out activities.
  • Operate property within budgetary constraints and report deviations to supervisor.
  • Supervise the collection of all moneys due to the complex, including Carrying Charges, Late Charges, and Damages.
  • Maintain safe and sanitary conditions on the property.
  • Report all emergencies, accidents, and insurance claims to supervisor and prepare required reports.
  • Collect rents and prepare related computer output.
  • Prepare HUD vouchers, Tax Credit reports, or other required reports.
  • Prepare and distribute end-of-month reports.
  • Schedule recertification and move-in/move-out interviews.
  • Maintain the waiting list.
  • Distribute all reports to the home office in a timely manner.
  • Perform other property management functions as assigned.
