About The Position
Oakbrook Corporation is seeking an experienced Property Manager to lead one of our residential communities in Madison, WI. This opportunity is perfect for a seasoned property management professional with LIHTC/Section 42 experience who is ready to take over operations of a property, lead a team, and create a high-quality living experience for residents, while maintaining regulatory and financial excellence. In this role, you'll be the driving force behind your community's success by balancing operations, compliance, leadership, and resident satisfaction.
Requirements
- Proven experience in residential property management
- Experience managing certifications, audits, and regulatory requirements
- Previous leadership or supervisory experience
- Strong communication, customer service, and problem-solving skills
- Financial acumen with budgeting and reporting experience
- Comfort completing property inspections (with or without reasonable accommodations)
- Experience with property management software or similar systems
- Valid driver's license
Nice To Haves
- Strong working knowledge of Section 42 / LIHTC compliance
Responsibilities
- Oversee all day-to-day operations of the community with a strong focus on resident experience
- Execute marketing and leasing efforts in alignment with Fair Housing guidelines
- Lead, coach, and develop on-site team members to perform at their best
- Ensure full compliance with Section 42/LIHTC requirements, including certifications and audits
- Manage move-ins, recertifications, income/asset verifications, and file integrity
- Prepare and oversee budgets, financial reporting, and invoices
- Monitor occupancy, delinquency, and collections, taking proactive action when needed
- Coordinate state agency, investor, and other compliance inspections
- Partner with maintenance to ensure the property is safe, clean, and well-maintained
