Property Managers are responsible for maintaining our communities to a market-ready standard, always ensuring a high level of service. Property Managers are also responsible for motivating high-performing teams to maximize the performance of the property. This role ensures the smooth running of our community in a fast-paced environment, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. It involves providing superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability, and completing lease/renewal paperwork to company standards. The role also tracks and evaluates advertising and client traffic, develops, mentors, leads, and manages a high-performing team, drives revenues through market analysis and creative marketing programs, and leads by example, modeling the company's mission. The Property Manager supervises day-to-day operations of the on-site team, maintains effective staff through interviewing, hiring, and coaching, maintains resident files, and fosters a positive living environment through conflict resolution and follow-up. They also manage the community budget and finances and work with leasing staff to meet goals.
