About The Position

Property Managers are responsible for maintaining our communities to a market-ready standard, always ensuring a high level of service. Property Managers are also responsible for motivating high-performing teams to maximize the performance of the property. This role ensures the smooth running of our community in a fast-paced environment, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. They provide superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. The role involves completing lease/renewal paperwork, tracking advertising and client traffic, and developing creative marketing programs through thorough analysis of competition. A key aspect is developing, mentoring, leading, and managing a high-performing team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover. The Property Manager leads by example, instilling and modeling Cushman & Wakefield’s mission. They supervise day-to-day operations of the on-site team, ensuring policies and procedures are followed, and maintain an effective on-site staff through interviewing, hiring, and coaching. Residents' files are maintained in accordance with company standards, and a positive living environment is fostered through prompt conflict resolution and consistent follow-up. The role also manages the community budget and finances and works with leasing staff to meet leasing/marketing goals.

Requirements

  • 3+ years of Property Management experience
  • 3+ years of Management experience
  • Effective communication and customer service skills
  • Computer literate, including Microsoft Office Suite and internet navigation skills
  • General office, bookkeeping and sales skills and excellent oral and written communication skills
  • Determine leasing opportunities of staff and work on goal setting, improving the performance of each staff member.
  • Supervise day-to-day operations of team, ensuring that all C&W policies and procedures are followed.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.

Nice To Haves

  • Bachelor’s Degree preferred.
  • Real Estate License preferred.

  • Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.

  • Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.
  • Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintain residents' files in accordance with company's standards.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.
  • Be able to manage a team
