About The Position

WinnCompanies is seeking an experienced and driven Property Manager II to join their Tierra Vista Communities team at Peterson Space Force Base in Colorado Springs, CO. This role is responsible for the day-to-day management of community operations, including maintaining curb appeal, managing the resident journey (move-ins, leasing, move-outs), and supervising other property management staff. The position also involves close collaboration with the Maintenance Solution Center, Marketing and Communications Manager, and Maintenance Managers. Access to the federal facility requires a REAL ID compliant driver's license/ID by May 7, 2025.

Requirements

  • High school diploma or GED equivalent.
  • 3-5 years of property management experience.
  • 1-3 years of supervisory / managerial experience.
  • Highly proficient in computer systems, reporting and Yardi property management software.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Advanced skills with various computer systems, particularly Microsoft Office.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Solid supervisory and organizational skills.
  • Superb attention to detail.
  • This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.

Responsibilities

  • Conduct move out assessments with departing residents and assess any charge for damages.
  • Participate in hire, termination, and progressive discipline for Community Center staff.
  • Actively participate in recruitment process for all personnel and structure or compensation adjustments personnel.
  • Conduct quarterly and annual performance reviews for all direct reports.
  • Responsible for managing relationships with government partners and leadership.
  • Ensure efficient communication with Government partner of pertinent information.
  • Serve as liaison with Installation agencies and leadership.
  • Resolve and address resident complaints, disputes and other issues.
  • Primary escalation point for community management operations.
  • Analyze resident feedback and address as needed.
  • Responsible for aggressive and timely collection of delinquent accounts.
  • Ensure consistent and fair collection of damages at move out, during occupancy.
  • Responsible for overseeing petty cash, creating and managing purchasing functions and other financial functions.
  • May be responsible for administrative support for maintenance functions.
  • Ensure compliance with state, federal and military and company policies and procedures.
  • Ensure compliance with contract specifications and company policies and procedures.
  • Responsible for meeting budgeted occupancy and financial goals.
  • Responsible for monitoring occupancy rates and vacancies.
  • Provide accurate and timely reports to the Operations Director.
  • Identify safety, curb appeal, maintenance and capital requirements and work with the Director of Maintenance and Director of Property Management to budget for and address the concerns or challenges.
  • Compile monthly and quarterly reports for multiple stakeholders in a timely and accurate fashion.
  • Responsible for monitoring curb appeal throughout the community and office and maintaining the cleanliness, housekeeping and general appearance of the office, amenities, models and common areas of the property including trash pick up and enforcing community standards.
  • Actively assist and participate in the organization and execution of company-sponsored resident events including social events, educational classes and community programs.
