About The Position

Community Housing Partners is looking for a Property Manager I to oversee the day-to-day operations of a single property or small portfolio. You’ll have the opportunity to take ownership of property performance while working with residents, maintenance teams, vendors, and internal partners to keep the community operating smoothly. Requirements

  • Experience in property management, affordable housing, leasing, customer service, operations, compliance, or administration.
  • Strong organizational and time-management skills.
  • The ability to manage multiple priorities in a fast-paced environment.
  • Strong customer service and conflict-resolution skills.
  • The ability to communicate clearly and professionally with residents, team members, vendors, and partners.
  • Attention to detail and the ability to maintain accurate records.
  • Leadership skills and the ability to coordinate or supervise others.
  • Comfort working with budgets, rent collection, financial reports, and property documentation.
  • High school diploma or equivalent required.
  • Bachelor’s degree in business, real estate, property management, or a related field or equivalent relevant experience.

Nice To Haves

  • Knowledge of or exposure to LIHTC, HUD, RD, or Fair Housing requirements is preferred.
  • Affordable housing experience with programs such as HUD, LIHTC, or RD is preferred.
  • Experience in customer service, operations, property management, or compliance is preferred.
  • Certifications such as CAM, CPM, or Fair Housing are beneficial but not required.

Responsibilities

  • Manage daily property operations, including leasing, rent collection, resident services, and maintenance coordination.
  • Help maintain 97% or greater occupancy by minimizing vacancy loss and supporting timely unit turns.
  • Coordinate move-ins, move-outs, leasing activity, and unit readiness.
  • Conduct property and unit inspections and help maintain community condition standards.
  • Collect, post, and track rent payments accurately.
  • Monitor property income, expenses, collections, and budget performance.
  • Maintain accurate financial records, reports, and documentation.
  • Complete resident recertifications and maintain required compliance documentation.
  • Help ensure compliance with LIHTC, HUD, RD, Fair Housing, and other affordable housing requirements.
  • Support regulatory reviews, audits, and property inspections.
  • Coordinate maintenance requests and follow up to ensure work is completed.
  • Support quarterly, INSPIRE, and other required property inspections.
  • Help ensure vacant units are ready for occupancy within established timelines, with a goal of 10 days or less.
  • Supervise and coordinate the work of on-site team members.
  • Support hiring, onboarding, coaching, and training.
  • Respond to resident questions and concerns professionally and work toward timely resolutions.
  • Build strong working relationships with residents, vendors, community partners, and internal teams.
