They are currently seeking a Self Storage Property Manager/District Trainer for their largest facility in Corona, CA. This role involves managing a busy property and training staff for five properties in Southern California. The ideal candidate is an experienced manager with a strong training background in retail, storage, fast food, or similar industries. This is a full-time, 5-day per week position, including Saturdays.

Requirements

  • Skilled at presenting information to drive understanding.
  • High School Diploma.
  • Minimum 5 years management experience in storage, retail environment, or service industry.
  • Minimum 2 years’ experience as a trainer in a multi-location storage company, multi-client business, district/regional retail environment.
  • Valid driver’s license and automobile insurance.

Responsibilities

  • Generate and convert sales leads to new rentals to achieve assigned revenue and occupancy goals.
  • Perform monthly competition pricing surveys and analyze competing businesses by conducting in-person, telephone, website, and social media reviews within a 5-mile radius.
  • Collect outstanding rent, processing fees, and overall monies owed to the property.
  • Manage and execute reminder and delinquency calls according to the facility's predetermined schedule to meet monthly delinquency expectations.
  • Perform daily bank deposits using a personal vehicle or closely oversee staff to ensure timely bank drops. Count cash drawers, tills, and petty cash.
  • Maintain highly accurate, updated, and organized tenant and business files while mailing critical notices (e.g., rent increases, lien notices) punctually.
  • Schedule, coordinate, and execute monthly lock cuts and auction sales.
  • Conduct thorough tenant file reviews per the facility's auction and lien management schedules.
  • Interact effectively with customers to resolve problems following established company policies.
  • Perform routine maintenance tasks to ensure the storage center and leasing offices remain exceptionally clean and presentable.
  • Collaborate with the facility's Maintenance Technician to complete break-fix repairs as needed.
  • Coordinate on-site vendor schedules, follow-up communications, and verify up-to-date insurance certificates.
  • Review and approve monthly facility store supply requests and retail resale merchandise orders.
  • Update the online property management system.
  • Manage overlock placement/removal upon debt settlement.
  • Provide structured input for employee performance reviews.
  • Function as the initial contact for site operational questions and communicate ongoing or emergent issues directly to the District or Area Manager.
  • Assist at other properties as directed by the District or Area Manager.
  • Phone screen candidates and setup in-person interviews with DM.
  • Conduct orientation sessions and arrange on the job training for new hires.
  • Facilitate ongoing sales and operational training for staff members.
  • Develop measurable testing and evaluation procedures.
  • Assist with retraining or follow up coaching on new procedures.
  • Coordinating local training meetings.
  • Assist in developing and organizing training manuals, multimedia visual aids and other educational materials.
