About The Position

This position includes a rent-free apartment at the property as part of the overall compensation package. The Property Manager/Maintenance Technician is responsible for the day-to-day operation and physical upkeep of the apartment community. This is a hands-on position with a strong focus on maintenance, including completing work orders, preventative maintenance, apartment turnovers, groundskeeping, inspections, and general repairs while also handling the administrative and resident-facing responsibilities of property management. This position is responsible for maintaining the overall condition and appearance of the property, responding to resident maintenance needs, and helping provide a safe, clean, and welcoming community. Property management responsibilities include leasing, rent collection, resident communication, compliance, recordkeeping, and other administrative duties necessary for the successful operation of the property. This position reports to the Regional Property Manager.

Requirements

  • Strong hands-on maintenance and general repair skills, including basic plumbing, electrical, carpentry, painting, and building maintenance.
  • Ability to troubleshoot maintenance concerns and determine when specialized assistance is needed.
  • Ability to safely operate hand tools, power tools, maintenance equipment, and snow removal equipment when applicable.
  • Strong organizational and time management skills with the ability to balance maintenance, resident, and administrative responsibilities.
  • Ability to work independently, take initiative, and adapt to changing property needs and priorities.
  • Strong customer service and communication skills with the ability to work professionally with residents, coworkers, vendors, and contractors.
  • Ability to use property management software, Microsoft Office, email, and other related technology.
  • Working knowledge of Fair Housing, landlord-tenant laws, affordable housing requirements, and other applicable regulations.
  • Ability to monitor property expenses and work within established budgets.
  • Ability to read, write, perform basic math, and follow written and verbal instructions.
  • Valid driver's license and ability to travel as needed for property-related responsibilities.
  • Ability to perform the physical requirements associated with property maintenance and groundskeeping.
  • High school diploma or equivalent required.
  • 1-2 years of hospitality, office management or administrative experience.
  • A minimum of 2 years in skilled maintenance work required.
  • Professional training may substitute for experience.

Responsibilities

  • Completes resident work orders, general repairs, and preventative maintenance in a timely manner, including painting, carpentry, wall repair, and minor plumbing, electrical, heating, and air conditioning repairs.
  • Completes apartment turnovers, including cleaning, painting, repairs, and other work necessary to prepare units for new residents.
  • Maintains the overall condition, cleanliness, safety, and curb appeal of the property, including common areas, grounds, landscaping, parking areas, and trash removal.
  • Regularly inspects the property and units for maintenance needs, safety concerns, and potential hazards and completes or coordinates necessary repairs.
  • Accurately documents maintenance activities and work orders in Yardi and completes purchase orders as needed.
  • Coordinates and oversees vendors and outside contractors for specialized repairs or property projects.
  • Provides on-call maintenance service and responds to property emergencies as directed.
  • Maintains resident records, property management software, waiting lists, and other required documentation in accordance with applicable affordable housing requirements.
  • Manages leasing activities from application through move-in, including coordinating unit readiness, maintaining occupancy, and communicating with prospective and current residents.
  • Collects and records rent and other income, codes invoices, and supports the property's established financial goals.
  • Prepares and delivers resident notices and responds to resident questions, concerns, and service requests in a professional and timely manner.
  • Follows and enforces applicable Fair Housing laws, landlord-tenant laws, agency regulations, lease terms, community rules, and company policies.
  • Works collaboratively with residents, vendors, contractors, and the Regional Property Manager to support the overall operation and condition of the community.
  • Completes assigned training and performs other related duties as assigned.
