About The Position

The Property Management Specialist is responsible for overseeing assigned properties, ensuring they are occupied and well-maintained. This role involves managing all phases of on-site operations, maintaining the physical asset, and maximizing financial returns in accordance with owner objectives. The specialist must ensure compliance with company policies, procedures, and Fair Housing regulations, while also addressing resident concerns and managing move-in/move-out processes.

Requirements

  • Experience in property management.
  • Good knowledge of property management, including finance, leasing, legal, marketing, construction, and resident relations.
  • Computer literacy is required.
  • Good oral, interpersonal, and written communication skills.
  • Must have tax credit experience.
  • A high school diploma or equivalent.
  • Two years experience in property management.
  • Three years experience in management.
  • Any similar combination of education and experience.

  • Should reside in Georgia or be willing to relocate.

Responsibilities

  • Responsible for getting assigned properties occupied, including new assets or struggling existing assets.
  • Leases available units, reviewing rental applications for accuracy and rental qualifications, and processing applications using the computer system.
  • Responsible for lease preparation.
  • Supervising all phases of on-site operation of assigned properties, maintaining the physical asset, and maximizing financial returns.
  • Ensures site compliance with company policies and procedures.
  • Ensures team performance of responsibilities on a timely basis.
  • Makes regular inspections of units, grounds, and common areas to ensure the property is clean, safe, and well-maintained.
  • Assists in preparation of advertising and marketing programs.
  • Assists in preparation of weekly and monthly reports.
  • Reviews and rectifies verbal and written resident complaints.
  • Supervises move-in and move-out procedures, with attention to inspections and changes.
  • Approves and submits invoices weekly for timely payment.
  • Ensures only approved leases are used to maintain compliance with state or federal guidelines, coordinating with the Corporate Compliance Department.
  • Makes decisions that are uniform to avoid discrimination among residents, prospective residents, and employees, in accordance with Fair Housing Regulations and Company policy.
  • Updates or provides written documentation on operations pertinent to their specific property.
  • Promptly reports all property incidents involving damage, injury, or criminal activity per company’s incident reporting policy.
  • Complies with all Fair Housing laws, practices, and regulations.
  • Takes necessary corrective action to bring assigned properties up to Wilhoit Properties standards.
  • Reports issues at assigned properties to the Regional Property Management Specialist and works on solutions.
  • May be required to stay at an assigned property for a maximum of three weeks depending on need.
  • Performs any additional duties as assigned.
