About The Position

The Property Maintenance Worker will be responsible for performing a variety of repair, maintenance, and modernization tasks in residential units. This role requires adherence to safety standards, HUD regulations, and Housing Authority policies. The position involves both indoor and outdoor work, with exposure to construction-related environments and hazards. The ideal candidate will possess strong technical skills in plumbing, electrical, carpentry, and HVAC, along with excellent problem-solving abilities and a commitment to ethical conduct.

Requirements

  • High School Diploma or GED required
  • Minimum two (2) years of residential or commercial maintenance/construction experience
  • Valid Driver’s License
  • Must be insurable under agency vehicle policy
  • Ability to work indoors and outdoors
  • Ability to bend, stoop, climb, and work in confined spaces
  • Ability to lift 50 lbs. or more
  • Exposure to construction-related environmental conditions

  • Residential and building maintenance knowledge

Responsibilities

  • Practice and maintain all safety standards and PPE requirements
  • Perform residential unit repairs and modernization tasks
  • Clean and prepare vacant units including sweeping, mopping, washing, debris removal, and disinfecting
  • Install and repair drywall, sheetrock, insulation, wood and metal framing
  • Perform painting, texturing, and finishing work
  • Repair or replace plumbing fixtures (toilets, sinks, drains, valves)
  • Repair or replace electrical switches, outlets, lighting fixtures, breakers, and fuses
  • Install and repair doors, windows, locks, cabinets, and mailboxes
  • Perform light HVAC servicing and furnace assessments
  • Install appliances and perform general carpentry work
  • Use hand and power tools safely and effectively
  • Maintain assigned work vehicle and tools
  • Write clear and detailed work completion notes
  • Adhere to HUD regulations and Housing Authority policies
  • Complete assignments efficiently and participate in ongoing training
